Low density is what I'm looking for too, don't like too crowded, and I guess that's the reason why the per sqft pricing is quite high as well for Avara.

I believe its their first project in Malaysia. Judging from the speed of construction, I think they got it spot on with their main contractor. We have yet to see pictures of units with finishing though. I wonder if the mock up units are available for viewing or not. Haven't been to the sales gallery in a long time.

I'm still not sure whether or not the half ramp starts from Ground Floor or L2 since GF and L1 is commercial and office. Im hoping theres a direct ramp up to L2 and then half ramps to parking. Cause my parking is designated at L8 lol. 16 half ramps every day is going to be interesting lol

What do you mean by them being spot on with their main contractor? I actually haven't done that much in depth research on their main contractors yet. Are the main cons famous?

I see not many commented on the flooring. Does most of you like the wood flooring or the normal tiles? And how about the bathroom's tiles, do you like the choice of it?

Also, where has the excitement gone to for this thread, lol...it is almost near completion too.

I'd bet that a lot of them went to their owners' group to discuss more about this project.

Not a buyer here, tho, but still comment as I live nearby and do come to this part of OKR, especially Taman Desa from time to time for meals and other activities.

I don't think there's an owner's group yet. (Maybe there is but I wasn't invited lol)

I think the tiles are fine. Normal porcelain tiles for common areas and real wood for bedrooms. I guess it's also kinda practical because porcelain tiles retain coldness well? Kinda like marble. So stepping on it would not be uncomfortable in our humid warm climate.

I prefer non-wood. Maybe cuz everything white looks nicer and brighter. I'm somewhat surprised they use real wood for the bedrooms. Cuz I'm sure not everyone likes wood flooring for their bedrooms, or is it just me?

I have received a feedback from a viewing of their kitchen top that comes with the furnishing. May I ask if anyone noticed the top is somewhat browning-ish colour? Looks old and used sort of colour. Does any of you guys have issue with accepting this?

If timber laminate flooring is not done well, it will budge up.

I do have this worry as well. That's why not sure if wood flooring is something that everyone likes due to some other reasons since developer chose to have that for their bedrooms.
Was told this is made from merbau, more expensive wood - if this is any good point to consider.

this is such an interesting project. an inconvenient location in a convenient area. 9Seputeh is totally dead despite it being better located

I think because the Avara bedrooms are solid wood instead of laminated, it 'budging up' should be less of a worry? I heard solid wood expands and contracts depending on the temperature though, so there's always a small gap at the end (the edges?) to allow it room to do so. But I might be totally mistaken.

Got no issues with it if you ask me. I'm not one of those cranky 'Save Tmn Desa' folks who foam at the mouth at any new high-rise that mushrooms in their

buyers aside, i believe no reasonable man would feel this location is convenient. Poor access and constant u-turn needed.

If you look at the bigger picture you will realize that despite the fact that people been selling OKR for its strategic location, most if not all also did not turn out to be a good investment nor own stay.

The u-turn part is if you use OKR. The other way to access it from the Fed. Highway/Jln Syed Putra to OKR direction is entering via Jln Taman Bukit Desa through the housing area or Lrg Jurga, then make your way to the former. After that, turn left unto Jln Bukit Desa, then make your way to Lrg Seputeh until you reach the exit from the Salak highway which goes towards this project.

But there are other condos with not-so-convenient access like The Reach @ Titiwangsa where you have to zig-zag through a few residential roads to reach home (going out is convenient as you can exit directly unto the highway), but it still sold well.

I think the U-turn is okay too, I mean, it's not that bad. Probably inconvenience is subjective to many people.

Wished there are more owners here sharing their excitements as the completion is quite soon, lol...I guess most would be moving in by early next year?
