There are only 2 blocks. From what I understand, if your unit is at block A, the carpark will be at block A. Bear mind mind though block A is big, so the car park lot may be far away from the lift. Makes no sense if you carpark is at A but unit is at B.

They will NEVER sell carparks in the future because that's against the Strata Act. Renting have to see the JMB in the future if they want to rent. Since you bought a unit, you will be part of the JMB too so you'll have a say.

no i'm at block B, and my parking is far from block B's lift. Maybe it's different for others though.

It really depends on the project, I guess. I know from my experience that some UOA projects such as Desa Green and Scenaria do allow the purchase of carpark lots while other developers' projects are pre-allocated in the plan and no purchase is allowed.

You can refer to this link for more info on how car park lots are handled.

For projects that were approved under the old Strata Act, yes, they can still sell carparks. But for projects approved under the new Strata Act, then they can't sell. So yeah, it depends on if the project is approved under the new or the old act.

Bear in mind though that if a project just launch today, it may not be approved today. It may have been approved a few years ago, which was still the old Strata Act.

EDIT:
The link you posted is most probably based on the old act. The new act was gazetted in 2013 but enforced in July 2015 if I remember correctly.

There is tkme limit and fine if developer overstayed their approval.

You cant build a project which approved 10yrs ago.

I think normal period is 2 yrs nia...after which you need to write in for extension and etc...

Not saying 10 years but it is possible to drag 5-6 years and still follow the old act.

I may be wrong but this is what friends tell me.

And then, there are also ways to extend it, if you know what I mean. wink.gif

From looking at the parking allocation chart, it looks like the type G units are the units that have parking closes to the lifts.

Do you guys think properties in old Klang road would appreciate? For example, Avara, do you guys think that Avara would appreciate over the years after its fully built? Because I'm not sure. If it won't appreciate, then forced to buy for home stay I guess..

For the price Avara is offering, plus freehold, there aren't many projects in the vicinity which is close to MV outside of Avantas, Southbank and 9 Seputeh.

If you want to know if surrounding projects did appreciate, you might take Papillon Desahill as an example. When my dad first tracked down one of its 1,2xx sf unit 7 years ago, it was sold at around RM 8xxk and the owner refused to lower his price. Now, that same sized unit is selling at around RM 1.x million.

I think a more direct comparison would be saville. Which is also freehold albeit older development. From the prices that are offered by owners of saville online, I don't think it appreciated much?

For investment.. you would probably to rent it out and sell it after some years...

Rental wise... Shouldn't be any problem...

No 10, Jalan Seputeh, Off Jalan Kelang Lama, 58000 Kuala Lumpur.

You'd be better off using waze and search for "Avara Seputeh Sales Gallery". It's not the easiest place to go to even though it's directly at the back of the project.
