actually we only adopted matric measurement in the 80's if my memory serves me rite...

before it was miles de.....same with feet and inch...square feet and etc...

some we still practice today.

Cheapest after disc would be 520k to 530k?

Situation 1: Subsale pilosa at 500k nett (after all d markup)+5% transaction costs:525k. Holding cost for waiting 2 yrs for commie to be vibrant(if it ever gets vibrant) n resi to be filled:9% or 45k.

Total Cost for Subsale: 570k

Situation 2: New seh2 at 520k nett. Free interest, legal fees and all. 2 years of inflation while waiting for commie to be vibrant n resi to be filled up: FREE

Total Cost for New SEH2: 520k

As the new SEH2 is priced almost the same or LOWER than subsale SEH1, its a better deal to buy new launch.

Boss, I think the cheapest 20x65 dsl don't hv 10:90 scheme, means need to pay interest during construction. Maybe u need to do a cost recalculation.

Btw, I don't understand why SEH 1 subsale must hv 2 yrs holding cost for commie to be vibrant. As I know, SEH 1 location is quite near to readily available commie at Tesco Semenyih.

Two years holding cost is actually lower than the average mid term (5 to 10 years) potential for a new township to shine like many has already claimed before here. I believe what Babizz meant was the holding cost for leaving the unit empty (dreamy 800 asking rent when semid is 1100 asking rent, actual transacted rent will remain a mystery).

No doubt that this area has vibrant amenities like tesco and also volkswagen 3s centre. 😆😆😆

IMO, sometimes when the premium for extra land is too high, it makes more sense to buy intermediate units.
