When you do the booking, ask and confirm (if you have not asked earlier) the sales package (ie discount, who bears legal fees on S&P and loan, who bears the stamping of loan and MOT), whether allow full refund if decide to withdraw from the booking later, material used and specs, measurement (eg ceiling height, car porch length back yard length) etc... actually the info could have been obtained during your visits ie before your place your booking, and there could be many more questions... Good thing for individual title is you can design your house according to your preference and normally maintenance fees is lower. However, because owner has the absolute freedom, you might be at risk to have a neighbor which have an awkward house design but you can't do anything on it. Furthermore, for individual title property, maintenance fees is on voluntary basis (one can opt not to pay if can tolerate with some inconveniences). This makes the maintenance fees collection sometime is pretty difficulty and hence can't manage the housing area well. When you do the booking, just make sure you obtain a black and white booking copy which states the kind of fees that are absorbed by the developer and the types of regulation that need to adhere to (for example, any penalty if the bank loan is rejected). Need black and white, not told verbally by SA. If you book anicus, I think the procedure is pretty standard, Setia normally will walk the talk and won't have any hidden regulations that is unfair for the prospective purchaser. |

The question list could go on or shorter, depends on individual. But near in mind as well some info may only be able to convey verbally though some could be in written form as in S&P. In terms of verification of the info stated, I myself do not follow up on this project so couldn't help leh. Perhaps some other taikor here can confirm or just confirm again with the SA. |

Normally RM 500 (actual figure need to ask the SA) processing fees shall be deducted from your booking fee, if you would like to withdraw your booking with other reason than bank loan rejection. Material used and specs: Normally everything stated in the brochure for SEH units shall be transferred to the SPA material spec, more or less about similiar to the Alexus show unit. Ceiling Height: should be similiar to the Alexus and normally is around 10.5 - 11 feet. Car porch length: should be no issue parking 2 small saloon car. If 2 MPV then might be difficult. Good luck on your property hunt. |
