I thought individual title would be better? which is if u want to have different design consruction ais up to ur preferences, not stuck like strata-titled land. Correct me if I'm wrong. This would be my first home if success..

How do I know anicus is strata or individual titled?

And any advice what I need to check during booking placement (the basic & the other important details) ? biggrin.gif biggrin.gif

Some ppl like renovate to own design, some like all uniform design. So it depends on individual preferences.

Anicus is individual titled.

It's individual-titled. When you sign the S&P, if you see it's under Schedule G or I of the HDA, then it's individual title; if Schedule H or J, then it's strata-titled.

In brief, benefits of strata titled dev: gated and guarded, proper governance and enforcement under the Strata Management Act (hence errant house owner who fail / reluctant to pay service charge can be brought to court), uniformity of house facade and colour tone, stricter security and tighter rules, common area within the gated area belongs to residents. Cons about it is the generally higher service charge (not just the security fee), no chance to do external reno / extension (though DMC rule could be more relaxed for rear side of the house) that suits own preference and strict house rules hence more restrictions to freedom.

When you do the booking, ask and confirm (if you have not asked earlier) the sales package (ie discount, who bears legal fees on S&P and loan, who bears the stamping of loan and MOT), whether allow full refund if decide to withdraw from the booking later, material used and specs, measurement (eg ceiling height, car porch length back yard length) etc... actually the info could have been obtained during your visits ie before your place your booking, and there could be many more questions...

Congrate on your booking.

Anicus is individual title. Good thing for individual title is you can design your house according to your preference and normally maintenance fees is lower. However, because owner has the absolute freedom, you might be at risk to have a neighbor which have an awkward house design but you can't do anything on it. Furthermore, for individual title property, maintenance fees is on voluntary basis (one can opt not to pay if can tolerate with some inconveniences). This makes the maintenance fees collection sometime is pretty difficulty and hence can't manage the housing area well.

When you do the booking, just make sure you obtain a black and white booking copy which states the kind of fees that are absorbed by the developer and the types of regulation that need to adhere to (for example, any penalty if the bank loan is rejected). Need black and white, not told verbally by SA.

If you book anicus, I think the procedure is pretty standard, Setia normally will walk the talk and won't have any hidden regulations that is unfair for the prospective purchaser.

Dont care la taikor once u smell it lodge d complaint immediately n let mpkj take d necessary action. If nobody bother to do so d problem will never b resolved

I dont knw abt mpkj but for mpsj normally within a week they will kautim d matter quite efficient

-> Sale package : free legal fee, stamp duty, MOT. What I need to do is pay 10k booking fee, personally seek for their panel bank for own loan. After loan approve, sign S&P and pay for the balance.
-> full refund : full refund if loans reject provided black and white document. err..but if self want to reject i didnt ask (just asking for in case got any tong kua tau fu blink.gif )
-> material used and specs : just see the brochure so far i think no issue kot.. didnt much survey about this leh.. i just confirmed about the kitchen and bathroom wall tiles.. ground floor fully extended. so i dont need extra money to extend.. doh.gif

Can understand your excitement mixed with little anxiety as this is probably your 2nd largest investment after your wife tongue.gif

Put the jokes aside, what I listed in my previous post basically serves as reference only as not everyone concerns about the same matter. The question list could go on or shorter, depends on individual. But near in mind as well some info may only be able to convey verbally though some could be in written form as in S&P.

In terms of verification of the info stated, I myself do not follow up on this project so couldn't help leh. Perhaps some other taikor here can confirm or just confirm again with the SA.

Apart from what u mentioned in the sales package, I bliv there r some discount on the gross price & extra rebate if u name an existing Setia's purchaser as ur introducer.

I think $500 penalty if u self reject the booking.

Material, specs, ceiling height: Should be similar to Alexus show unit.

Car porch: Can park 2 cars.

The part in the green circle not sure will be realized since last time I heard got land acquisition issue.

The first phase of SEH 2 is on the northern parts and believe residents will use EcoMajestic Lekas interchange or Ecohill link to commute in and out. The connecting road at the green circle not really beneficial to the SEH 2 residents. To save cost SPS might just connect it to the Mahkota/Beranag Industrial area, which ultimately will join Jalan Semenyih at around Semenyih Parkland junction as well.

Sale package: For SEH 2 units, normally all the associated fees are absorbed by Setia. You just need to pay for the 10% downpayment. As for this 10% downpayment, normally Setia will give some % discount and introducer fee. The RM 10k booking fee shall deducted agains this downpayment as well.

Full refund: You will get the full refund on the booking fees if can show bank loan rejection letter. Normally RM 500 (actual figure need to ask the SA) processing fees shall be deducted from your booking fee, if you would like to withdraw your booking with other reason than bank loan rejection.

Material used and specs: Normally everything stated in the brochure for SEH units shall be transferred to the SPA material spec, more or less about similiar to the Alexus show unit.

Ceiling Height: should be similiar to the Alexus and normally is around 10.5 - 11 feet.

Car porch length: should be no issue parking 2 small saloon car. If 2 MPV then might be difficult.
