Hi. Im newbie who interested to purchase anicus project for own stay. Anicus is individual title or strata title? And which is woodland and which is wetland? Thx!! confused.gif

I thought individual title would be better? which is if u want to have different design consruction ais up to ur preferences, not stuck like strata-titled land. Correct me if I'm wrong. This would be my first home if success..

How do I know anicus is strata or individual titled?

And any advice what I need to check during booking placement (the basic & the other important details) ? biggrin.gif biggrin.gif

TQVM Jason for the valuable advise!! I went to the sales gallery few days ago to confirms these:
-> Sale package : free legal fee, stamp duty, MOT. What I need to do is pay 10k booking fee, personally seek for their panel bank for own loan. After loan approve, sign S&P and pay for the balance.
-> full refund : full refund if loans reject provided black and white document. err..but if self want to reject i didnt ask (just asking for in case got any tong kua tau fu blink.gif )
-> material used and specs : just see the brochure so far i think no issue kot.. didnt much survey about this leh.. i just confirmed about the kitchen and bathroom wall tiles.. ground floor fully extended. so i dont need extra money to extend.. doh.gif
-> ceiling height.. duno leh.. seen the show room for alexus.. should be OK.. what concern on ceiling height actually? duno leh.. ohmy.gif
-> car porch length : in brochure got. can fix 2 cars. hopefully the same.. hmm..

Erm.. sifu jason.. pls help me verify above correct or not.. get this info from SA.. sibeh fresh meat.. i'm so worry about this purchase.. not because not trust the developer.. becuz this is the first house to purchase.. *worry worry*

Just complete my booking today~! Erm.. one question: I only receive lot number details for my booking today. I ask the SA why do not have any house specification written in the booking.. and i was told that this is pre-launch and therefore there is no house specification until it officially launch (tentatively was on 23rd this month with S&P agreement sign day).. Sifus.. is pre-launch normally like that??

And SA said if I manage to get loan approved before 23rd this month, I can get the details on that day as well and sign S&P, else if I did not manage to get loan approved before that day, I can still get the house specification details if I need after 23rd April even though loan haven't approve. Is it secure without black and white of house specification and directly seeking for loan for now? Or should I wait until I get a black and white of house specification?? *confused*


Just to share currently sales package for future Anicus buyer:
1% early bird rebate
1% new launch reward
5% timely execution rebate
+ 1 % introducer cash reward from NETT purchase price.

Penalty of RM500 if self reject.
Car porch can park 2 cars. distance to opposite house would be 50 feet, so it able to park more cars.. wink.gif

The booking form has house lot number and purchaser particular details only. 1 page.. thats it..
House specification like sqft, material specification or etc are not shown.. and also do not write anything regarding booking refund o..
or is it because this is early bird booking? The SA wrote a hand-written "early bird" on the form, and attach a photocopy of my cheque. thats all.. confused.gif

Thanks.. hahaha.. just to reconfirm with dai kors here what booking form looks like.. since this is my first purchase.. largest investment in my life that cause me sleepless last night.. lolz... biggrin.gif
though SPS is trusted developer, I still prefer black and white.. if anything happen, don't need to argue so much ma.. am i too worry?? lolx..

Hi all Dai Lous... need some clarification here. I have made the booking last Friday (14/4) and on 19th, I received a SMS regarding my panel lawyer details. Since the time I booking, I confirmed with the SA that I have more than a month to settle my loan to entitled the discount. This time I reconfirmed with this SA and guess what: she say I need to sign the SNP by end of this month to entitled the 1% early bird discount. I am in the midst of preparing my document for loan this week. It's like just a week from my booking date. The problem here is why this SA telling different thing with the SA the time I sign for the booking? Plus she say I can sign the SNP first eventhough my loan haven't approved. Besides, end of this month we are not around to sign for the agreement. Can they do that? I am so confused..
