In brief, benefits of strata titled dev: gated and guarded, proper governance and enforcement under the Strata Management Act (hence errant house owner who fail / reluctant to pay service charge can be brought to court), uniformity of house facade and colour tone, stricter security and tighter rules, common area within the gated area belongs to residents. Cons about it is the generally higher service charge (not just the security fee), no chance to do external reno / extension (though DMC rule could be more relaxed for rear side of the house) that suits own preference and strict house rules hence more restrictions to freedom.
When you do the booking, ask and confirm (if you have not asked earlier) the sales package (ie discount, who bears legal fees on S&P and loan, who bears the stamping of loan and MOT), whether allow full refund if decide to withdraw from the booking later, material used and specs, measurement (eg ceiling height, car porch length back yard length) etc... actually the info could have been obtained during your visits ie before your place your booking, and there could be many more questions...

-> Sale package : free legal fee, stamp duty, MOT. What I need to do is pay 10k booking fee, personally seek for their panel bank for own loan. After loan approve, sign S&P and pay for the balance.
-> full refund : full refund if loans reject provided black and white document. err..but if self want to reject i didnt ask (just asking for in case got any tong kua tau fu

-> material used and specs : just see the brochure so far i think no issue kot.. didnt much survey about this leh.. i just confirmed about the kitchen and bathroom wall tiles.. ground floor fully extended. so i dont need extra money to extend..
-> ceiling height.. duno leh.. seen the show room for alexus.. should be OK.. what concern on ceiling height actually? duno leh..

-> car porch length : in brochure got. can fix 2 cars. hopefully the same.. hmm..
