Yeah I suppose that should be the North Gate ie the red carpet access connecting SEH.
If 8B is priced around RM726k, my guess for 8D is RM820k - RM830k.
Afaik rental in Semenyih area doesn't seem to be appealing. Current rental market should be around RM1k - RM1.5k pm.

Congratz on ur purchase and thx for update.

I concur with Jason boss, rental yield is not playable in the area of Semenyih or any new & huge townships esp early days.

I also believe expected in the range of RM 1-1.5k

Price didn't increase much since the first merrydale launch. If 20x75 is 726k, this is better deal than the initial 688k for 20x70 which is near highway.

I was under impression when I spoke to the SA the RM726k is for 8A. (speculatively I think that should be it as the price went up from RM688k when it first launched, to the current RM708k, and up slightly to RM726k when they start selling South Garden (East section))

Agree on the rental. I was expecting RM1.5k upwards but seem like I am on the optimistic side!

How one would justify the purchase/investment into Merrydale/Eco Majestic? I was quite bullish at the prospect but my friend was telling me that based on investment perspective, the selling price (to yield good return) would be too demanding at the end of Y3 or Y5.

(intended to stick in return matrix table but cant seem to haha)

OIC. Then it's about RM40k increase for 8A. It's quite challenging when the GST is around the corner - psychologically people may hold back spending. We shall see then. Personally, I hold the view that if one is to buy EM for investment (capital appreciation rather than rental), 6 years holding only then can see sth more fruitful.

Last weekend, i drove around Eco majestic from Kesuma entrance up until the drop off point. Damn, I've been impressed big time with the overall eco-township concept. Compared to Setia Ecohill this ecoworld really stood at at another level. Just my 2cent personal view though.

last month went there still got 1 unit selling 688k
lot 8211 but dono still available or not
other unit just different 10-20k
and facing garden is 736k

20x70 vs 20x75, the difference is only 5 ft longer at the back or a total extra land area of 100 sq ft at the back, the price cannot too high compare to 20x70, unless this is width, say 22x70 ( 140 sq ft wider )

Btw, the price for 8A is very subjective and depends on which row, meanwhile, the units for 8C is very limited and if not mistaken, only first few rows and all facing or nearer to entry exit or Central Garden.
