Beside than Muar..SPS & Eco World should consider develop big township at batu pahat too (second large town in johor). DSTH is more than 500k and semi-D can be 800k to 1million. Their spending power is superb. Be example, my hometown (parit raja) can be more than 1 million for double storey shop lot.

Currently Genting selling 1million for their semi d in Sri Gading. 😀😀😇

I totally forgot to ask the bankers about the interest rate.
Which bank offer 4.75%?
So far, I got 2 banks approved already, one can go to 30 years, but the other one up to 25 years only.
Still waiting for another 1, see which offer is the best.

Agree that its a bit on high side although this is commie and under BR, not BLR.

But, spread rate is also crucial to determine the good package.

During my pre-loan approval stage, I managed to have indicative rate of 4.55% - 4.60% for 25 yrs loan - though both rate and tenure were not written in the pre-loan approval letter. Anyway, didn't proceed to buy.

About the BR and the spread, I shared my views in the pinned thread. In brief, if says 2 banks with diff BR offering the same effective lending rate, I would say that both offers are indifferent from the borrower perspective.

Let me share sth I read from the media about the sport centre in EM. The facilities of EM Sports Centre will include pools, a football field with grand stand, badminton court, basketball court, squash court, sports hall, private lounge, function room, studio that doubles as a dance room, table tennis room and an indoor futsal court.

I'm not sure but if based on the location of the lakes at the northern and southwest part of Merrydale, this may give you an rough answer.

Would be excellent if they have a nice family restaurant too. The likes of bukit jalil golf club, jade hill club (ok their restaurant not exactly tasty, banana is going to tikam me soon), tropicana golf club..etc.

This sports centre seems to be very huge. Football field with grandstand somemore... Fantastic! rclxms.gif
