I only hope the lekas ramp would have finished earlier so ppl going for the end Jan concert would benefit using it. But I guess not possible.

Btw, Tender referral fee is in.

I thought it will be like in the car park area or the outdoor area where we used to makan makan...  hmm.gif  hmm.gif
*
Outdoor area that we makan makan barely enough to fit everyone of buyers during the opening day. This time we see public coming in as well and FOC. They better get the right place to run this concert. Hopefully not raining like the last time.

From what i was told by the SA, they plan to give out 6k free seating tickets and 20k free standing tickets.
Total of 26k tickets.
*
Is this 26k tickets spread across the multiple locations where these concerts are held? Don't think it is logical to fit 26k in EM alone. Even if it was spread..i don't think i want to go. You can imagine where you need to park and how far the walk will be. Maybe i'll put the ticket in ebay ....lol

Good news, i got the call from SA that the mgmt agreed to have 2 options for Tenderfield 2D buyers, u can retain the original layout or opts for larger living room with full 25ft width from front to the end  biggrin.gif . They ask us to sign the consent letter regardless of your choices. The SA said they need to guide us face to face in the show house to let us fully understand the modify layout. I'm so glad that EcoWorld take the flavourable move to the buyers. Thumbs up  rclxm9.gif
*
I would like to give 3 thumbs up (don't know where the extra came from). Very good move from EW. However, that means its more work for them to arrange with contractor on per unit customization and changes to SPA for those that opted to have the FT different from SPA.

Went to the show house last week:
1. Did not like the roof as part of the centre roof does not have roof tiles as these are used to ensure sunlight goes to the toilet and to ensure the toilet is aired off as can see toilets does not have any windows. My main worries are concrete tend to cracked overtime due to future piling works on the development area and fine n small cracked will caused water leakages to the inner room ceilings and will caused green moss to form on the inner ceiling of the top floor. It will be similar when living in an apartment when there is cracked on the outer wall of the windows where water will sip in and caused green moss to form inside the rooms.

- One of the Tenderfield cluster homes have more than 6 feet window and when you tried to open the window at the master bedroom, it looks flimsy and I am sure after a few mths water will sip through the window frames as the taller the window, the window frames will bend and caused water to sip in due to constant opening n closing of the windows. Too much windows and higher coverage of windows will caused the room to be too warm and air cond power will be needed to cool the room. The more windows you have the more water will sip in and you will not know where the water comes from.

- The show units have no internal doors to the rooms and its purposely dismantle and not sure the objective of this as usually if you moved in interior decorations and fixtures and fittings the developer should put the internal doors of the rooms to show to the public. The internal door at the kitchen is just normal plywood door only and when I enquire the sales guys they confirmed all doors for cradleton is made of plywood only. Developer should have given us proper internal doors as the price is not cheap for the houses at Ecoworld.

- Kitchen top should also be provided by Ecoworld so as to minimize cutting of floor tiles if house buyers need to make concrete kitchen top to avoid cutting the floor tiles.

- For 2D, the layout of C will be good as more space to living hall and the windows should not be space out to the corners as the space btw the windows look a bit weird based on the showroom and also some fung sui matters.

My observation only as I bought one unit there.
*
Thx for the review. However, if you step into any showroom, you won't see any internal doors too. Besides looking bigger without those doors, it is also to avoid accidental slamming of the door, locking of guests inside and ppl missing a review of a room bcos the doors were closed. If you notice, only store room doors are built internally, and closed/locked most of the time.

I hope they don't dilute attention and focus having so many big projects. The BBCC one is especially sensitive having to really turn it around on ppl's perception. More marketing element then and much captivating desugn perhaps.

Its good to have MBB come in, but as a township and expected busy and matured commie in view of 100+ acres commercial zone, it is just a matter of time.

But, I rather other local banks to come in first rather than MBB. Bcz when MBB set up in an area, not easy for other banks to get approval to set up a new branch and even tougher for foreign banks.
*
Once MBB comes in, along comes CIMB. The two behemoth is enough to be the catalyst.

Foreign banks might not venture that far south yet when base customer there isn't enough to justify yet. They have limited branch quota mah..

but of course, you know better.

Depends on ur timing and investment module.

If u intend to ballot and flip immediately upon VP for good profit, then its not easy unless RM 100k net is consider decent for u.

If u able to hold min 3-4 years after VP and keep it vacant on a worst scenario only, it would be a very good buy. By then, 2029-2021, most of EM residential already matured and potentially the Mall is coming up soon. Thus the commie demand would be strengthen.

My pick of the Ivoris, any corner lot or intermediate ( cheapest unit ) facing North.

Corners usually sapu-ed clean internally. Even investments clubs. Who doesn't want one wink.gif.. Matters of contact and who you know.

Good news to 2B owners. Layout changing and it is better.

Kitchen is no longer small like the one seen at showhouse.
Yard moved to the back making use of fully covered back terrace since it is now having concrete roofing.
More sqft overall added to 2B

Kitchen side grill door also relocated to that back terrace.

Only problem is, to access this back terrace, one will have to go through the downstairs bedroom or from side of the house.

To get used to it on the journey to EM frm jln semenyih, i would advice u have lawatan sambil makan makan minum minum with family at old style kopitiam, roti bakar half boil egg with some good local food. Then u wont really feel dry and suffer passing traffic by traffic. At least can tahan half more year. brows.gif
*
Half more year? according to EW, Lekas interchange is like mid of next year, thats more than 1 year sad.gif

Oh well, i don't go there often enough yet to numb myself with traffic lights. But i am already numb in the crazy urban traffic lights in PJ and KL. No amount of roti bakar, half boil egg and local food can cure this traffic light hair pulling here in PJ.

This thread has been quite quiet for this few days...

Let me share sth I read from the media about the sport centre in EM.  The facilities of EM Sports Centre will include pools, a football field with grand stand, badminton court, basketball court, squash court, sports hall, private lounge, function room, studio that doubles as a dance room, table tennis room and an indoor futsal court.
*
Would be excellent if they have a nice family restaurant too. The likes of bukit jalil golf club, jade hill club (ok their restaurant not exactly tasty, banana is going to tikam me soon), tropicana golf club..etc.

Last weekend, i drove around Eco majestic from Kesuma entrance up until the drop off point. Damn, I've been impressed big time with the overall eco-township concept. Compared to Setia Ecohill this ecoworld really stood at at another level. Just my 2cent personal view though.
