Last year when celebrate CNY at Ipoh, some ppl saw the SPS ad and asking me the profile of SP Setia. While this year, some friends and relatives already asking me the EcoWorld and seems know them well affer googling it.

They asked if possible EW to come to Ipoh and to develop a great G&G housing and can overcome Sunway's or Tiger Lanes. Lol.

My sister kids also singing the song sang by EW and I surprise they can remember all the lyrics.

Boss, not sure eh but I dont think so.

Ipoh is still an affordable place for many for retiring purposes. Good food here but lack of business opportunities, turnaround, crowds and far apart compare to KL, JB and Penang.

EW would be too aggressive for Ipoh. This location good and ideal for reallocation of Ipoh 2 or New Ipoh, plenty of acres land available but Ipoh kenot too aggressive to build G&G houses unless only 400-500 acres land and slowly build 100-300 houses a year.

I not sure about East Msia but very unlikely.

I totally have no idea about East Msia. Lol.

Btw, I think EW can consider some other good and growing location. Muar is one of the best ideal location, the spending power at Muar is very strong, houses here are still affordable but prices not cheap ( DSTH RM 400-450k ono and Semi D average RM 500k ), majority houses are in very small scale in terms of 20-50 units max but sold very well, same goes to shop lots, easily sold due to lack of units to sell.

people here demand for huge townships and if possible, F&G is well work at this location. I notice the crowd and spending power is much greater than in Ipoh.

My understanding of East Malaysia is through my friends/colleague and work exposures - quite limited though.

I agree with you that good and growing locations can be considered. Just one thing, the developer who comes into these locations have to slower their pace and this makes more sense if the land are acquired cheap (which I think should be).

Ya, very much agree on ur last sentence.

Apart from big 3 of KV, JB and Penang, the other good and growing locations cannot be in aggressive mode and have to slower the pace of the development.

What you mentioned is quite correct, at least for Sarawak. Majority dominated by those local based smaller scale developers which they don't really focus on the concept. I myself came from Sibu, a small town in Sarawak. The main different is Semi D is so common in Sibu, some more, those Semi D all come with the big land, but the design so so only.

Many developers having a roadshow in Sibu, but mainly on the condominium.
