QUOTE(Jasoncat @ Feb 11 2015, 10:52 PM) Three banks verbally agreed to pre-approve my loan. HOWEVER, none of them can officially issue the pre-approve letter as EM did not issue formal documentation for them to proceed. WTF.... tomorrow is the last day to register for ballot but EM is still holding the document. Even if you can get the pre-approve letter, dont be so happy. That letter doesn't guarantee you can get the pre-approve amount. I was told that bank still need to re-evaluate after buyers officially "purchase" the unit and have right to change loan amount. For those with limited fund, this is extremely risky. RM100k will be forfeited if you can fork out more money for downpayment. No common understanding btw Em and panel banks. Very dissapointed with EM!!!!! |

QUOTE(Jasoncat @ Feb 11 2015, 11:47 PM) Bro, I got the preliminary loan assessment passed with the letter but decided not to proceed. There is no so-called one standard format for all panel banks to document the pre-loan assessment result. It is up to the banks how they want to present it. And as correctly pointed out, this is just a preliminary result whereby it still subject to proper credit assessment and final approval. Although there is a chance that your loan may be approved with less desired terms (e.g. lower margin of finance, shorter tenure, higher pricing etc) compared with what you are informed at the preliminary level, the outcome shall not be too drastic if the info provided earlier are complete enough. Yes, there is risk here and it is made known to all the prospect buyers - so it's pretty much up to the individual whether want to take the risk. Do you notice this clause in the ballot Rules and Regulation:"The panel of banks will ascertain your elegibility and issue a Letter of Loan Eligibility stating your loan entitlement" If the banks make changes to the loan amount in the letter, is the agreement in the Rules and Regulation still valid? Buyers is not deviating from the rules but the panel bankers recommended by EM deviates the rules. End up buyer is penalised for bankers fault. So unfair to "loan buyer". |

QUOTE(mamaky @ Feb 11 2015, 11:51 PM) yeah, same goes to me. the bankers cant promise me the exact loan amount that I am eligible. 80% or 85% loan margin makes a big difference. As of now, most banks claimed they have no "license" yet to issue the letter of loan eligibility. and tomorrow's dateline! EM is too ambitious to have "speed ballot". Poor planning and execution plan. This only benefit those cash buyers.Suddenly, I have the perception that EM already have their pool of cash buyers (big fat fish), and, this pre-loan thingy is just to fool other loan buyers.. |

QUOTE(mamaky @ Feb 12 2015, 10:21 AM) chase for the loan letter. if you get at least two letters, I believe you are good to proceed. i will do the same. if it's only one letter, i will not proceed. Yes, u are right. Bankers told me, worst case can differ 5-8% fom the agreed amount. Those with limited fund, be careful. if not, buta buta lost 100k. |

QUOTE(Jasoncat @ Feb 13 2015, 04:52 PM) "Doubles"? I guess you mean some interested buyers' desired units being taken already by earlier buyers so they decided not to proceed, which I think is quite normal. Some buyers put more than one name during ballot. EM staff realised this and annouced if any names appear more than one time, automatically drop. Some husband and wife volunteer to drop one unit also. Ppl juz put in more than one ticket even they interested to buy one unit only. Overall, the response was good. |

QUOTE(Jasoncat @ Jun 15 2015, 12:46 AM) Agreed and I believe also the reason they launched the commercial much earlier than (most people) expected is because the commercial there would be supported by the demand from SEH (as Ecohill Taipan will be ready much later) and the surrounding areas, besides Cradleton and Tenderfields. Further what I understand is EM will try to complement SEH, ie whatever not offered by SEH will be considered to be put into the plan of EM. In 3 yrs time, SEH P1 and P2 should be VP-ed and supporting Ecohill Taipan. Taipan shld a more "wong" before Silversquare is ready.Yup, the current sentiment is not as strong as the time Cradleton was launched. When Ivoris handover, I think shld be around same time Marrydale VP. Mellowood shld be still under construction. Over long run, I think Ivoris will be a better bet cause Silversquare will be the centre of Semenyih, Kajang and Bangi triangle. Ivoris shld pick up faster than Taipan after Mellowood VP. One question to ask sifus here. In term of shoplot rental, what are the expected rate in Ecohill Taipan vs Ivoris after handover in 3 yrs time? |

QUOTE(treehill @ Jun 15 2015, 12:25 AM) With EM DSL selling price start from approximately 700k onwards, the owners here have good spending power. Combined salary should be at least 8 per month. Medium to high end cafe in Ivoris and future commercial lot shld be do-able. |
