I'm still in considering both but Merrydale will be the preferable one as the price is more cheaper and the holding power pressure will be lesser. As I still worrying the OPR increase due to oil price slump and inflation. I have purchase Clover homes and this is consider another one for me.

Some of you may be aware that from 2/1/2015 onwards, all new consumer loan applications (incl. mortgage) will be priced using Base Rate (BR) instead of Base Lending Rate (BLR).  With this new pricing framework, the loan rate will be in the form of BR+spread whereby BR is based on the bank's benchmark cost of fund and statutory reserve rate (SRR), whereas the spread is a function of credit and liquidity risk premium, operating cost and the bank's profit margin.

The banks are required to publish their BR on their website and banking hall.  So it's quite transparent. 

Append below for your reference the BR and the effective lending rate of the respective banks. (Note: effective lending rate is BR + spread.) The effective lending rate in the list is based on the scenario of RM350k loan with 30 years tenure without lock-in period for borrower with best credit profile.

Not impossible.  I believe that they may fine tune the layout again (though I expect not a major one) if they think that there are other better ideas especially after considering the feedback from their existing buyers.  In their previous launches, the layouts were only confirmed near the launch dates.

So far the whole North Garden and upper part of the Central Garden are open for sale - and this plot of land only consists of 8A and 8C.  8B and 8D are only located in South Garden and the bottom part of Central Garden.

I think must be, lol. Btw, before I even aware of this concert, I was informed by few chiqs ( non EM buyers ) and asked me to give them my tickets.....
