let say i transfer money manually to the loan account, but the loan account treat it as installment advance payment, got save interest??

i thought need pay to principal then only reduce the interest?

hi guys first home buyer here need some clarification:

MRTA can surrender value(sell home or finish paying loan earlier) and get back some amount of money i paid at the beginning?? eg i pay 19k get back 14k if surrender at year 20...
normally we insured for full loan tenure of 35 yrs? or can insured for like 20 years (lesser premium to pay, or sell he house after 15 years)

need some advise ...thks..

If the bank doesn't impose as a condition, then it's up to you to set the amount of coverage and tenure of the MRTA. If it's sth required by the bank, then you may need to check what's the acceptable coverage / tenure to them. Yes, you can get back a portion of the unearned premium if you decide to terminate the MRTA earlier.

when we surrender, the amount give back to us is very less.
u will never get as below, sure much much lesser than 14k
eg i pay 19k get back 14k if surrender at year 20...

I just sign fixed rate house loan from AIA.
If every month i pay extra RM1000, will the extra RM1000 reduces the principle amount?

If fix rate, if I'm not mistake the extra will be considered as advance payment.

No; not for AIA loan. AIA not flexi loan.

hi pros,
i have my 3rd party loan under my property now with lock in period 3 years and vp on tis year.
I would like to transfer my ownership from A+B => A only therefore have to take a new loan which under name A.

My question are
1)any suggestion to reduce the cost of retake new loan ? (cost like, loan legal and stamp duty fees, penalty 2% within lock in period)
2) am i eligible to apply for zero moving cost loan for my new loan ?

Just got the following offer from MBB:

Loan amount: RM 232,000
Tenure: 30 years
MRTA: 15 years
Interest rate: 4.45%

Is the offer good enough? Still can appeal?
