Hi, is it possible to take a personal loan just to buy a property in cash? What's the maximum duration for personal loan repayment normally?
Currently eyeing one flat, selling price around 90k, but having problem to secure bank loan due to title mess up with another flat on the same level. Banks refuse to provide housing loan on that.
Let say I have around RM 50k in hand, gonna get personal loan for another 50k, is it feasible? Will the interest rate be too high? Plan to get something like 10 - 15 years repayment package. One month repay about RM500 - 600.
Thanks in advance.

QUOTE(lifebalance @ Feb 8 2017, 01:22 PM) Definitely personal loan interest is higher and shorter tenure Resulting you'll have to form out high installment compared to housing loan When housing loan you can't even get approval, less likely personal loan can get an easier approval but you may try if you want to. Just remember personal is about 10% compared to housing loan which is 4.4% Thanks for your reply! Btw any other options for me beside housing loan and personal loan? Seemed the only way to get the flat is by cash due to the title issue. 10% is really too high, don't think it will be worth it to get the personal loan.

QUOTE(ngph988 @ Feb 8 2017, 01:37 PM) If your credit card limit is high, you may get cash installment as low as 4-5% for 3-4 years repayment from your credit card. Personal loan is just last resort to cash buy the property. Please ensure the title is able to charge under your name upon transaction completed. Hi Paul, thanks for the very useful info! Wow seemed like cash installment from credit card is a much better option since the interest rate is much more manageable. Only problem I see it would be the credit limit as mine only has RM16k. Perhaps combining 2 or 3 different cards is the way to go Thanks for the reminder too regarding the title. I think should not have problem as the unit currently has strata title, but just that it messes up with another unit on the same floor, meaning both the titles "terbalik".

QUOTE(lifebalance @ Feb 8 2017, 02:03 PM) nothing is too complicated. Just get the proper lawyer to handle this transaction for you if you really like it very much. I would not advise you to resort to credit card for the loan as your future purchase quota will be taken up quite a lot due to your high utilization of the credit card amount. Sigh, really bugged by this "title terbalik" issue. Already requested the current flat owner to follow up with lawyer and see whether can sort out this problem ASAP or not. But due to this unit already more than 20 years, kinda hard to relocate all the required docs. That's the thing to keep in mind too, "future purchase quota". Thanks Keith for your advice! QUOTE(lifebalance @ Dec 11 2017, 01:22 PM) QUOTE(ngph988 @ Dec 11 2017, 01:49 PM) Usually it will bank's board rate, which is approximately 5-7% as the amount is similar to personal loan, unsecured financing. I think in market only Ambank and HLB accept mortgage loan starts from RM 50,000. Hi, thanks for the info, didn't expect it to be so high The property price is about RM90,000. Will try to enquire from Ambank and HLB too.
