QUOTE(kurtkantoi @ Apr 24 2015, 08:49 AM) I just received an offer 4.5% rate for ~RM400k loan. 1. Loan lawyer & valuation absorbed into the loan. 2. No compulsory MRTT. 3. Semi-Flexi. 4. 3 years lock in period. 5. 20 years tenure (own stay). Good to sign? This amount I tried appeal lowest to 4.35 before last month, but depends on bank normally average 4.4-4.45.

Getting Started

|
Dear friends,
The question that I'm about to post maybe a repeated question. If there is already a discussion on it, maybe you can point me out to the correct direction.
I'm about to ask about the mortgage package, whether to take a full flexi or a conventional term loan package.
I've received some info from a banker and would like to know the perspective from the person / people themselves who are currently serving the mortgage / loan package in term of advantages and disadvantages between these two types of loan / mortgage packages.
Thank you and your comments are greatly appreciated.

Hi, i talked to my MBB agent, to start pay installment immediately after spa and loan agreement settled although still under construction, end of 2016 the house only completed. The reason is not to pay progressive interest.
However, the agent said unable to pay installment during construction, need wait construction completed only able to start installment. During construction period just pay progressive interest.
Any sifu can share some opinion.
MBB Semi Flexi, but LO just written Term loan

It still will help you to save interest as this is a semi flexi loan. Just that its not reflected in your statement.
