Hi, i talked to my MBB agent, to start pay installment immediately after spa and loan agreement settled although still under construction, end of 2016 the house only completed. The reason is not to pay progressive interest.
However, the agent said unable to pay installment during construction, need wait construction completed only able to start installment. During construction period just pay progressive interest. Any sifu can share some opinion. MBB Semi Flexi, but LO just written Term loan |

QUOTE(Asgaard @ Apr 27 2015, 10:10 PM) You can pay, but all will go towards advance payment. It still will help you to save interest as this is a semi flexi loan. Just that its not reflected in your statement. let say i transfer money manually to the loan account, but the loan account treat it as installment advance payment, got save interest??i thought need pay to principal then only reduce the interest? |

QUOTE(zhou.xingxing @ Jun 2 2015, 10:38 AM) Hi guys. Not sure if this is a correct section or a correct question. i bought the house around this price as well.My bro and i are joining to buy a corner terrace. The agreed amount is 650k. Which 570k will be financed by bank loans. 1. May i know whats the rule of thumb on the cash that i need to have for snp and legal fees? 2. Can i renew the land title straightaway to 60? Or 99 years? If so, how much? Sales & Purchase Agreement legals fees & disbursement roughly need about RM6k Loan Agreement legals fees & disbursement roughly need about RM8k |

QUOTE(ims2628 @ Jun 2 2015, 02:36 PM) For normal loan agreement you can request up to 50% discount from legal firm, normally its around 30%. maybe you can try request until 30% as i think 20% its quite less to be frank. Ya, but stupid Mbb said they already keyed everything in system, can't change, duno them .As i only got 20% discount, will change firm which can give better rate. |

QUOTE(ims2628 @ Jun 2 2015, 05:23 PM) Hmm maybank key in? that's nothing related to the firm charging rate. any extra value which you had finance in your loan you can either request deposit back to principle of loan account or request lawyer firm side issue back cheque to you. Since the developer solicitor Loan Agreement quotation give to me is not nice, so i told MBB that i won't choose this solicitor. And i never told MBB which solicitor i decided to use.But they pandai pandai key in in their system that this solicitor i used for Loan Agreement. They said if i want change this solicitor to other firm, this will caused the rate change and etc. so the best is don't change the firm since they already key in system. Problems is i never inform them confirm let this firm do the LA |
