I approve this loan figure from Maybank before without mrta, maybe you can try ask your banker help you appeal to 4.4? Since you're with mrta in your loan package

Yes normally in this situation bank will require 6 months salary payslip and count your average monthly income smile.gif

Can I ask how banks evaluate income from oversea (e.g payslip in singapore)? Is the margin of finance being calculated the same? I'm a Malaysian. Thanks icon_rolleyes.gif

Yes. Convert from your salary in Singapore dollars to Malaysia Ringgit and estimate your monthly income from there smile.gif

Hi, just to survey which bank offer better ,would like to know if compare between PBB and MBB, normally which bank loan you will prefer if the interest rate provided the same for semi flexi with MRTA

Both bank should be more around the same. You'll only know once you submit and request for appeal for better rate.

May i know what is the interest rate for house loan now.
my case.
Medium cost apartment.
190k
35years
rate 5.25%

Is 5.25% consider normal rate???? Or i been cut head???

Does it make a lot difference when,

Bank A offering BR + 1.XX = 4.45%
vs
Bank B offering BR + 0.XX = 4.45%

BR for Bank A is lower than Bank B.

Any idea which is a better bet?

Up to now, I still don't have a clear picture on this?

In LO it will stated the spread is fixed while the BR will change accordingly if both also offer with mrta or both also offer without mrta then try to compare which bank offer better facilities and services and I know bank A is Maybank is it? hahaha smile.gif

Do you think for a bank with a lower BR (eg: Bank A) will have a higher fluctuation tolerance compared to a bank with a higher BR?

Hi,

I will go for Bank B, now you can see no different between this 2 banks.
But it is always "more safe" that keep your offer rate (+0,xx%) at lowest as possible.

Can the rate get lower? Was told by banker that this is the usual rate for loan amount below RM500k.
