That depends on the date of your loan agreement. If you have an overdue amount, it means your loan instalment has started and you have not paid. The date of the SPA and the date of the loan agreement need not necessarily be the same. I suspect your loan agreement date is already past 3 years (i.e. means dated earlier than your SPA date) which means your monthly instalment would've kicked in earlier. I suggest you checked your loan agreement date, if it's > 3 years, then you're already incurring late charges...

SPS has decided not to count by psf. Lui Li terrace ONLY pay rm200 + rm20(sinking fund) rm220 per unit. Unbelievable cheap given the facilities, clubhouse, streetscape, dual guardhouse, lui garden, orchard garden, securities features. Probably developer subsidy lot on the maintenance fees, not bad, developer willing to do it for owners thumbup.gif

Even if it is not written, logical thinking will know that developer is subsidies it as no way the maintenance is so cheap as there are so many water features and private club house. Subsidary shall not be forever and may happen max up to 3 years but there already written as 2 years, maybe TK can enlighten where the 2 years has written.

In the appointment letter of the property management company , come together with the VP letter , the letter is not with me now so now able to post up .

Join the jmb and manage the cost from there lol. At least, there are 2xx units and economy of scale umia there.

Has anyone collected the keys already?
Noticed that new security guards have started their patrol already and no more trespassing.
Not sure how's the quality of these SP Setia trained guards?

Lepironia Garden is only RM 300 + RM 30......ridiculous cheap for such kind of facilities + landscape!
This will definitely encourage more subsale transactions.

SPS has its own auxiliary police for their gng project. Unless they no longer train and do it. Google so setia auxiliary police, u ll see it.

Not very impressed with the current security guards who are mainly foreigners, fat fat short short, sleepy look and tidak-apa attitude.
How to count on them to protect us in SEG?

Don't think we will put one...there are so many windows, sliding doors etc to be considered.
wont be nice if putting up grill...... Just need to set the alarm frequently + spotlights + CCTV.
