Maintenance fee is charged based on the share unit. Somehow that share unit is equivalent to psf.Furthermore they didnt put specific maintenance fee in the snp. |

I notice this. VP letter is dated 16 Oct. Must go to SEG within 14 days to colect keys ie VP, but with a condition that end financier clear off final billings. Bank has up to 17 Nov to clear. So if your bank is late, you can't collect your keys within the 14 days.
The catch is however, if you don't collect within 14 days, based on some clause in SPA you have deemed to have collected your keys. SP is trying all means to not pay Lad! This post has been edited by Mattam: Oct 22 2015, 08:37 AM |

Pangaea Paragon VP letter also stated the same thing. I just got it recently. (After 14 days automatically VP). The SnP even more tricky. 36 months is based on snp date OR (building approval date), whichever is later. And happen that the building approval date is after 3 months from my snp date. Walau.... any master sifu here can advice. ? Attached thumbnail(s) |

QUOTE(wong8981 @ Oct 21 2015, 11:39 PM) As far as I can see, they're still putting the finishing touches to the common facilities as well as both the the Liu Li and Orchard Garden. Even the swimming pool is not filled up yet.But then, even if already VP...how many can collect the keys? Essentially, they still have time to complete everything before even the keys are delivered. And even if they continue to work on the common facilities after the keys are handed over, it's arguable that there's a case of late delivery... One thing is for sure. They have been given the CCC. |

I have exactly the same letter The same billing has been sent to your financier , they have to remit the payment to developer as well as the last 7.5 % to the stakeholder which is the lawyer . You can follow up with the financier with the release , they will also send confirmation to the developer once payment has been made ... |

Upon confirmation of ID, 4-6 weeks to custom made the carpentry works then 2 weeks on site for installation.
Because it's a strata title thus no extension will involve. QUOTE(wong8981 @ Oct 22 2015, 12:28 PM) |

Just wait until your bank pays, which you can check online (if you had already linked your loan ac to your online banking ac), then follow the steps in the letter "Easy steps for key collection". If you want to be doubly sure that everything is in order before you make your appointment, just called the CRC (Credit Control) hotline as given in the letter. |

It's called efficiency bro.
Many ppl takes longer time in renovation because they changed the plan half way, or add extra works and also appointing those part-timer contractor. Pay a bit more, get a proper ID firm, finalize the design prior to VP and start carpentry works even before getting the keys. By doing this, ID contractor can start working in your unit right after VP with keys. So max 1 mth from VP your house is renovated and ready to be moved in. QUOTE(wong8981 @ Oct 22 2015, 01:59 PM) |

Ya I have a CIMB account which shows all the details. Just that there's an overdue amount which I'm not sure why. Also from what I can understand, the bank has not remitted all funds yet.Just to clarify, when do I start serving my loan? I don't want to miss a payment and incur late charges. |
