Visited the gallery this afternoon.
Quite a big crowd.
Many show interest in Grasmere.
The 24x80 is the premium one.
Only 4 rows of which 2 will be facing the Bund.
Another row will face the Meadows Lake with the water wheel.
Last row will face the waterways leading to the Bund.
Please note next to this row is the bridge link directly to the Bund. Which means ALL island units can walk thru Grasmere from The Bund.
This is potentially a deal breaker as I definitely don't want people walking around my phase even though they are residents in the same township.
In terms of design, the 24x80 u can still partition partly the living area to create another room at the expense of a smaller living area. The living area is at the back, facing the water features so the room could be quite nice and enjoy a nice view.
Sadly, the same can't be done for the 22x80 as the living is in front facing the car park. The back is the dinning and kitchen.
There is nowhere to put another room. This type design is made even worse where upstairs master bedroom is located above the kitchen. Chinese would not like this and is difficult to overcome.
Another issue is the open concept where the entrance will see all the way to the end. For Chinese, difficult to find a place to put the prayer altar. If required.
Overall, nice concept but a concern on the inside layout and that bridge to the Bund.
Personally, I think Semaya Charms of Nusantara link units is a better buy at rm1.28mil as seen in iproperty.
