Hey there! Show gallery is in the OUG Marketplace building. You can google for the specific location.

Depending on the orientation and tower, type A SPA price is from 700k onwards.

Ya, loan amount is around 640k++ onwards for type A.

Block B is about 4% cheaper due to outside of block A facing KL.

Actually do you know what the price diff between pool facing and HTC facing? Heard pool facing has a slight premium

If i not mistaken ,its about RM20k+- differences on same floor. You should visit the showroom to double confirm yea. It just estimated base on what I jotted down.

Thanks for the info. Personally I prefer the OUG view more than the pool view haha and I don't really mind the HTC either. But I still opted for a higher floor so shouldn't be too much of an eyesore...

The OUG view is good as long as its higher than the HTC, but I found out the masterbed room's window of type A is very near and its directly facing the living room of type B which might be an issue privacy issue. hmm.gif


Pool view have the same issue too facing block A type E, but its slightly further .

Thanks for the photo. Initially I though it was okay but from your photo, seems like there's a side window that faces the master room directly... That's not very ideal. Did you go for the pool side view?

Yup, i went with the pool view with the slight premium. biggrin.gif

For the pool view's tower B, the rooms are okay at least not directly facing tower A, however the balcony will be facing lo.

I rather have the living room facing Tower A than my master room haha.

Anyway the Tower B balcony will be facing Tower A Unit 2's room window, not directly to balcony, i guess not so much of an issue?

Yeap thanks for explaining! Yeah I guess it comes to what tradeoffs you're willing to make. Personally I don't really like the feeling of being surrounded by building blocks. Unit 3 gives me a bit of that feel.

I have checked out the project by myself yday. It seems like a very good location for own stay but unfortunately not for investment. The price of the property around the area has been stagnant for years. Theres some consideration even for own stay.

Tower B will be the lowest price for own stay & investment. For type A 1050sf nett will be 652k with booking fees 1k, RM621/sf Maintenence fees will be RM0.35/sf. Taking into consideration of the bigger the area, the higher the maintenence fees, i think its not quite worth it for the big unit even though the RM/sf is RM591/sf for bigger unit. But looking at the final price landed will be ard 830k for 1400sf and needed of RM486.50 maintenence fees a month, i will rather go for a smaller unit in Est8 Seputeh.

But then for own stay OUG is more accessible for food, groceries (NSK) and to everywhere easily according to my bf. I personally dun have the sense of direction. lol biggrin.gif

This is my 2 cents. Any one can assure that the exterior wall is using normal clay brick / facing brick?

I saw the sales gallery is using normal clay brick which is brittle and will be moulded very soon its not weather proof like those in Sg long. The sales person told me it will be normal clay brick only. And the actual site location has not started with the external wall construction so I am not sure what kind of brick and exterior would be after this.

There's very less info about this project and it is very uncommon for a project which has built to this extend and still have alot unit unsold.

The unsold units could be due to targeting 2nd generation buyers who are already familiar with OUG.
However, the very same people are also familiar with the congestion there.
Also there is a HTC which is on higher ground and close to the building too.
Triangular land plot may not be popular amongst the Feng Shui believers.

The HTC is not quite near but yeah, HTC is still there.

What are your thought about this project? I am not quite familiar with this area.

Interestingly they are targeting the original OUG families, who in my opinion does care about Feng shui stuff. So this development being triangular, facing junction, near HTC, on a slope etc, maybe concerns feng shui believers haha. They did try to invite a 'feng shui guru' to a live stream explaining how it is a good development. Personally I don't care about Feng Shui so not an issue for me.

Actually most of the mega units are already taken, so their strategy to sell to original OUG families might have worked.

Personally I do like the location. Very accessible to major areas like Sri Petaling, Kuchai Lama, Bukit Jalil, Mid Valley. Easy access to Kesas and NPE too. Yes there is the OKR jam, but I think it's very different to having a unit directly along OKR where you don't really have a route option to bypass OKR.
