Hi all! Am thinking of booking a unit here for own stay, considering to take type A, HTC facing. Does anyone know of any other projects with such proximity to HTC? Just wanna gauge how close it is visibly. And since the tower reaches floor 15 height (if I remember correctly), is it better to go higher or lower than the tower? Thank you!

Thanks for your input. Yeah I checked Google maps satellite view and seems like the tower is on a hill, making it higher than normal ones. Have you looked at this project? What do you think about it overall?

Just had a look at SkyVogue. Very similar in terms of layout size and price range. Also near to HTC and in matured neighbourhood. Wondering why the take up rate is so much higher compared to Legacy OUG? Any thoughts? I went to the showroom and seems like Type A units are still mostly unsold.

Aside from the HTC I don't think there's much to complain about... Just curious why there's not much hype around this project. Maybe coz no sales agent to promote? Is it common for projects at this stage to have around 30-40% take up rate?

Yeah traffic seems to be a concern... The guardhouse will be located further in, not at the roadside. There's a good piece of review write-up by propcafe, unfortunately I'm not allowed to post a link here just yet haha, account still under probation

If you want to buy, better to get above HTC level. I have a friend who bought a unit in PJ which is also nearby HTC (not sure the distance away), his unit is above the cables. I went to visit once, i felt it is definitely better looking to buy above!

Thanks for your input! I went to visit the showroom and really liked the project. But starting to doubt a bit when I see the low take up rate... Wondering if I've missed out something that's obvious to others tongue.gif In the end I came to a similar conclusion as you, and maybe because they are not one of the more reputable developers as this is their first ever highrise project

Anyone familiar with the main con RCCT? Think it's R&C Cergas Teguh. Info from salesperson. Since developer has no prior high rise experience, thought I'll check if the main con has any bad deliveries in the past tongue.gif

Haha yeah market place area probably too far lol. Wonder if they have plans to build any pedestrian walkway to the new development at the OUG plaza site... It's not that far.

That's also true.. walkable to shops sounds nice on paper but rarely practical 😉 Did you book a unit? If so, which block and type?

Haha same! Block B type A. I've booked but haven't signed SPA. Waiting for loan application. Also been thinking really hard these days just to make sure I'm not making a bad decision 😁 Also this is my first property purchase so am feeling the stress and anxiety haha...

That's exactly what I did as well! I've also visited a few other projects and like you said, either too exp, too small, too investment-oriented, near highway, too high dense, or too dodgy haha... In the end I chose the trade-off of HTC facing. Everything else pretty much ticks the box. I just picked a higher floor lo, at least not so obvious 😅 hopefully won't regret in the future!

Hey there! Show gallery is in the OUG Marketplace building. You can google for the specific location.

Depending on the orientation and tower, type A SPA price is from 700k onwards.

Thanks for the info. Personally I prefer the OUG view more than the pool view haha and I don't really mind the HTC either. But I still opted for a higher floor so shouldn't be too much of an eyesore...

Thanks for the photo. Initially I though it was okay but from your photo, seems like there's a side window that faces the master room directly... That's not very ideal. Did you go for the pool side view?

For the pool view's tower B, the rooms are okay at least not directly facing tower A, however the balcony will be facing lo.

I rather have the living room facing Tower A than my master room haha.

Anyway the Tower B balcony will be facing Tower A Unit 2's room window, not directly to balcony, i guess not so much of an issue?

Yeap thanks for explaining! Yeah I guess it comes to what tradeoffs you're willing to make. Personally I don't really like the feeling of being surrounded by building blocks. Unit 3 gives me a bit of that feel.

The HTC is not quite near but yeah, HTC is still there.

Interestingly they are targeting the original OUG families, who in my opinion does care about Feng shui stuff. So this development being triangular, facing junction, near HTC, on a slope etc, maybe concerns feng shui believers haha. They did try to invite a 'feng shui guru' to a live stream explaining how it is a good development. Personally I don't care about Feng Shui so not an issue for me.

Actually most of the mega units are already taken, so their strategy to sell to original OUG families might have worked.

Personally I do like the location. Very accessible to major areas like Sri Petaling, Kuchai Lama, Bukit Jalil, Mid Valley. Easy access to Kesas and NPE too. Yes there is the OKR jam, but I think it's very different to having a unit directly along OKR where you don't really have a route option to bypass OKR.
