Interestingly they are targeting the original OUG families, who in my opinion does care about Feng shui stuff. So this development being triangular, facing junction, near HTC, on a slope etc, maybe concerns feng shui believers haha. They did try to invite a 'feng shui guru' to a live stream explaining how it is a good development. Personally I don't care about Feng Shui so not an issue for me.

Actually most of the mega units are already taken, so their strategy to sell to original OUG families might have worked.

Personally I do like the location. Very accessible to major areas like Sri Petaling, Kuchai Lama, Bukit Jalil, Mid Valley. Easy access to Kesas and NPE too. Yes there is the OKR jam, but I think it's very different to having a unit directly along OKR where you don't really have a route option to bypass OKR.

Exactly the same thought! Well, I dont have any sense of directions but my bf said its way better than OKR where you will have alot options of route to exit instead of just OKR.

My intention is still not gonna settle at condo for the next 10+ years, I worry there will be depreciation issues on exit plan due to HTC and the booming new project at OKR.

And am not sure on the radiation too since I am gonna stay there maybe for like 5-10 years and may have children at the area thats what my concern.

Hmm then you're in quite a similar situation to myself. Personally I don't mind the HTC and I don't think there will be that much radiation. Back then people were concerned, but in fact we are exposed to more radiation when using hairdryer and mobile so... I'm not too concerned health wise la. But the sad reality is as long as general public still think it's a problem, then it might affect the resale value lo. I just hope younger generation will be more informed about this issue. And maybe with the limited land plots available, we'll see more and more developments near HTC and hopefully people's opinion will change.

Do take note that this is really built for own stay. In my opinion that's a really good thing. From what I heard from bankers, that is true and the buyers are mostly well to do professionals like doctors lawyers etc. And there are not many high rises nearby. As we discussed it's quite different to the developments being on OKR itself. I think this might even be more strategic than the ones on Jalan Puchong, but debatable la haha. What I believe is that if the location is good, demographic is good, scarcity (low dense + no development directly nearby), it will do just fine.

Potential future catalyst will be the new development at plaza oug lo. And if W city really becomes the next Desa Parkcity as they claimed, then it's good for Legacy also. But that's a long way down the road la will take some time to get there. In my opinion the Waltz will be it's direct comparison. But I don't like it being so near to highway, and also the future constructions for W city development.

I think it's not selling well because they are not pushing hard la. Again banker told me because they don't really need cash urgently. In face they started building before selling, which is quite rare nowadays. Rumors said that the bosses of OUG company itself also owns a few big units here la, so they might want to make it nice also, management, governance, build quality etc. But take that with a pinch of salt la.

Depends on what you wanna use it for. For me, good for own stay because of low density, not investment oriented, not near LRT, not mixed development, good location, good layout (debatable), fair price, owners have skin in the game, pretty low maintenance fee. My two cents smile.gif

I am interested on their bigger unit but looking at the maintenence fees amount is the installment for a Vios. lol.

Do you have any idea on their exterior wall material? It will be clay brick or facing brick?

Depreciate or not it’s hard to say but since this condo is built mainly for own stay i guess it should be an issue.

As for htc, if you notice there is a lot of new development built just right next to htc as well like Mid Fields, and plenty in Taman Desa.

And yes I do agree with the location , with just like lzy mentioned it’s much more ā€œescapeableā€ compare to those directly in OKR.

Pricing wise I felt it’s fair and if it’s without the htc it will be even higher for sure.

Maintenance memang normal if take larger unit pay for vios. There is many condo out there close to paying for Civic 😊

Is either Type A or type B ok for investment ? Planning to rent out first then might consider for own stay eventually ?

Hows the rental like in this area ?

Im not sure about OUG's rental but i roughly use Waltz for reference. Asking rental fully furnish unit for 1000 sqf is about RM2500.

Personally i felt this project is built for own stay more compare to investment, and smaller unit tends to rent out easier ,so A or B should be the best comparing to the rest.

It’s available for download last time at their official website and property guru website.

It’s more like a proposal of brochure at the initial stage. I have a copy of the pdf. Can send to you bro if you want.
