I have checked out the project by myself yday. It seems like a very good location for own stay but unfortunately not for investment. The price of the property around the area has been stagnant for years. Theres some consideration even for own stay.

Tower B will be the lowest price for own stay & investment. For type A 1050sf nett will be 652k with booking fees 1k, RM621/sf Maintenence fees will be RM0.35/sf. Taking into consideration of the bigger the area, the higher the maintenence fees, i think its not quite worth it for the big unit even though the RM/sf is RM591/sf for bigger unit. But looking at the final price landed will be ard 830k for 1400sf and needed of RM486.50 maintenence fees a month, i will rather go for a smaller unit in Est8 Seputeh.

But then for own stay OUG is more accessible for food, groceries (NSK) and to everywhere easily according to my bf. I personally dun have the sense of direction. lol biggrin.gif

This is my 2 cents. Any one can assure that the exterior wall is using normal clay brick / facing brick?

I saw the sales gallery is using normal clay brick which is brittle and will be moulded very soon its not weather proof like those in Sg long. The sales person told me it will be normal clay brick only. And the actual site location has not started with the external wall construction so I am not sure what kind of brick and exterior would be after this.

There's very less info about this project and it is very uncommon for a project which has built to this extend and still have alot unit unsold.

The HTC is not quite near but yeah, HTC is still there.

What are your thought about this project? I am not quite familiar with this area.

Yes there is the OKR jam, but I think it's very different to having a unit directly along OKR where you don't really have a route option to bypass OKR.

Exactly the same thought! Well, I dont have any sense of directions but my bf said its way better than OKR where you will have alot options of route to exit instead of just OKR.

My intention is still not gonna settle at condo for the next 10+ years, I worry there will be depreciation issues on exit plan due to HTC and the booming new project at OKR.

And am not sure on the radiation too since I am gonna stay there maybe for like 5-10 years and may have children at the area thats what my concern.

As we discussed it's quite different to the developments being on OKR itself. I think this might even be more strategic than the ones on Jalan Puchong, but debatable la haha. What I believe is that if the location is good, demographic is good, scarcity (low dense + no development directly nearby), it will do just fine.

Potential future catalyst will be the new development at plaza oug lo. And if W city really becomes the next Desa Parkcity as they claimed, then it's good for Legacy also. But that's a long way down the road la will take some time to get there. In my opinion the Waltz will be it's direct comparison. But I don't like it being so near to highway, and also the future constructions for W city development.

I think it's not selling well because they are not pushing hard la. Again banker told me because they don't really need cash urgently. In face they started building before selling, which is quite rare nowadays. Rumors said that the bosses of OUG company itself also owns a few big units here la, so they might want to make it nice also, management, governance, build quality etc. But take that with a pinch of salt la.

Depends on what you wanna use it for. For me, good for own stay because of low density, not investment oriented, not near LRT, not mixed development, good location, good layout (debatable), fair price, owners have skin in the game, pretty low maintenance fee. My two cents smile.gif

I am interested on their bigger unit but looking at the maintenence fees amount is the installment for a Vios. lol.

Do you have any idea on their exterior wall material? It will be clay brick or facing brick?
