I felt its "walkable" to burger lab shop lot there. You need to cross the traffic light in order to reach Shell or another side which will leads you to Parkson.


Or you might have to walk all the way to the OUG Market Place area without crossing the traffic light. It will be a long walk for our weather

Yeah lo. But I doubt so leh since they already have a traffic light . Just a short drive from legacy to parkson should solve the problem 😁 . And I’m sure we are not gonna carry our groceries & walk over haha

I gotten my self a type A at block B, the cheapest type haha.

Personally I did check out stellar, 216, miller , Divo, paraiso, waltz, maple, but nothing caught my attention , it’s either too expensive , small , or high dense.

You know I’m has been hunting for property since the first MCO , after comparing here and there, felt this project is very suitable for own stay except for the HTC thingy , but I hope it’s alright? 😌

Haha, nice one bro. I was in your shoes too before signing , thinking up down left right, visited the site day and night, difference hours to feel the traffic, visited the wet market in the morning , eat the coffee shop food, almost make my self “living” there for 3-4 days straight. 😂

This is my 2nd unit , my first one was in Kajang. That time was young and dumb simply buy then regret 🙁 . So yea it is important to study really well before making decision. Now I’ll make sure survey until satisfy only buy.

Ya, loan amount is around 640k++ onwards for type A.

Block B is about 4% cheaper due to outside of block A facing KL.

If i not mistaken ,its about RM20k+- differences on same floor. You should visit the showroom to double confirm yea. It just estimated base on what I jotted down.

The OUG view is good as long as its higher than the HTC, but I found out the masterbed room's window of type A is very near and its directly facing the living room of type B which might be an issue privacy issue.


Pool view have the same issue too facing block A type E, but its slightly further .

Yup, i went with the pool view with the slight premium.

For the pool view's tower B, the rooms are okay at least not directly facing tower A, however the balcony will be facing lo.

I rather have the living room facing Tower A than my master room haha.

Anyway the Tower B balcony will be facing Tower A Unit 2's room window, not directly to balcony, i guess not so much of an issue?

And yes I do agree with the location , with just like lzy mentioned it’s much more “escapeable” compare to those directly in OKR.

Pricing wise I felt it’s fair and if it’s without the htc it will be even higher for sure.

Maintenance memang normal if take larger unit pay for vios. There is many condo out there close to paying for Civic 😊

Im not sure about OUG's rental but i roughly use Waltz for reference. Asking rental fully furnish unit for 1000 sqf is about RM2500.

Personally i felt this project is built for own stay more compare to investment, and smaller unit tends to rent out easier ,so A or B should be the best comparing to the rest.
