Garden plaza is actually SOHO or service apartment?
Service apartment electricity rate normally can be converted to residential rate. But for water will have problem to convert, as Syabas require 100% owner to apply to convert at the same time. So we may need the developer to assist to get all owners to apply during the owners collecting key, else forever not chance to get 100% as some non-local owners just don't care. commercial water rate is not only expensive and min charges also higher, even u don't use any water in a month, also need to pay at least RM30. Tenant don't like, buyer also don't like. |

Latest update on electrical tariff.
Some owners have received a letter from Mah Sing regarding application of electrical tariff to domestic rate. From the letter, it stated that we need to fill and submit the Domestic Electricity Supply Application Form latest on 15 June 2015. This is a good progress showing that Mah Sing did listen to us after all our emails and complaints. So all owners, you should be receiving a letter by Mah Sing soon, please response to the letter ASAP. |

Hi newbie here, I just received a registered letter from MS informing me that they are reallocating my parking lot from as per SPA to a dead end parking lot!!! And without giving any reason why reshuffling the lot!!
The Letter is 'inform' me without getting my prior consent to change at all!! Is SPA still a legal binding document? How can the developer simply amend/change anything they like ??? Next Monday I'm gonna email the developer that I want my Parking lot back as per SPA!! Seriously this MS is really piss me off, never ever consider to buy their properties after this time in life! Anyone receive the same letter from MS on reallocating the parking lot? Attached thumbnail(s) |

Thanks bro, between the lawyer is our SPA lawyer? Or I have to seek external legal advice? The SPA Lawyer works for MS, I doubt if he will act for the benefits of the buyers??

Hi all,
I just called up MS this morning, the marketing lady said total 76 units are affected for the reallocating parking lot, mine one was due to being selected as OKU.. And then ask me to select another tower's car park! Omg! Finally discussion was gave me the same tower car park lot, just a bit far away to the service lift.. Another issue is that, she said VP will be by end of this month, and a cheque on compensation delay (LAD) will be given together with the key as well, but upfront they will not tell purchasers as to how much they are paying back to us, but the computation will be as per SPA. |

Oxford tower, according to the marketing lady, she doesn't want to state the reason for reallocating the parking lot in the letter because the reason for each unit is different. I called her then only she told me the architect forget to reserve the OKU parking when he 1st submitted to government for approval, now they resubmit to get approval by swapping 76 units to cater for the change...

I just receive the electrical tariff conversion letter today. it mention to send it not later then 15 June. Will they still accept it if I send it now.
And Hasil stamp, should be provide it or now. the instructions is slightly confusing to me. |
