Please interview the student before you rent out ... A2 comes with 4 rooms, meaning will x4 the chances of ruining your apartment...

Is it the land title is commercial? That's mean the electricity and water tariffs will be higher, may need to pay gst as well @@anything can be done to change it?

Then you should know before you buy ma.. GP is commercial title, do expect utility bill is more expensive than residential title.

You've been quite insistent on not renting out to foreign students but aren't they the target market for home owners since they can most likely afford the high rent? While it would be nice to rent out to locals, I'm not sure that's feasible since there will be lots of home owners vying for these renters.

I'm just curious to know if you've had bad experiences with foreigners before. hmm.gif But I do get your concern, hope those renting will wisely select their tenants whether they're locals or foreigners.

For those who wants to stay in GP, if GP is full of foreign student, and most of them misbehave, you know I know, eventually local owners will move out ... And I would not want to see this happen to my first house ... That's why we need to find a way to control the situation, for example, set up a local council to monitor and receive complain from foreign students disturbance or etc...

I'm not physically in KL, so probably will ask Mah Sing or other agent to manage it first. We don't know who will be the tenant. Hope Mah Sing or agent can manage it professionally.

Any statistics of the LKW students geographical distribution?

Garden Plaza when first launched already clearly meant for student play. From design, layout and even the name of the block...all student x 3. For sure, ownstayers ll be minority. Investor bound project normally buyer involvement in JMB/MC ll be very little. Not easy to manage it. Lot of hardwork to be done.

You are right. But there is no new Uni is coming in now. Also there are so many new options for student to choose, the place, shaburry, d'pulse and domain apartment (with rooms). Investing in student suites is not really a wise idea, how to managing multiple tenants, especially they are students, the fully furnish (bed and etc) will not last long. The next time owner come collect back keys, you will surely cry out loud. Because the money you get from them will goes back to refurbish for the next tenant, if not who wants to rent ? Also don't think of selling Asap, think of the property market slow down, got money also people will buy for own stay and investing in bigger and proper apartment. Those foreigners will also consider tha GP is far away from town, unless those are really rich, then will get a car in order to stay in GP, if not also hard to move around, also if got money, who want to stuck in such small dorm feel studio.... In the end, will GP really attract students to stay ? LKW ? The only key point here is that the retail in GP must be good !! Student stay here will get everything they want, for example Coffee cafe, food court, mamak, cybercafe, gorcery shop and etc. if without all this, do you think easy to rent out ? I think the student suite investor better renovate the whole studio and OWN STAY LA !!! Lol

Let money do the talking...cyber situation currently only foreigner like to rent....local renter been reducing a lot lately....

No point letting ur unit empty as very few locals can afford to rent. They mostly travel to work staying further away or they rather buy the place on their own...

My unit also 1 arab and 1 indian expatriate worker in satyam currently renting. No choice as local ppl really very few want to rent.

Any of the GP owner here recieved letter from Mah Sing asking for TNB Meter Deposit RM 1280 + Stamp Duty RM10 = RM 1290 ? wth?

No such letter from Mah Sing. PeterSpring, any new pics of GP?

This is a bit off-topic but I just wanted to compare the price of GP to other projects in Cyberjaya. I went to D'Pulze and UEM Sunrise were trying to sell their units at Verdi Eco-dominium. Can't believe it will be 40 stories tall!

And the units are too pricey for me...I think the 700sq ft 1-bedroom was RM480,00 while the 900-something sq ft 2-bedroom was above RM500,000!!! That's crazy! Wish I was rich enough to buy a unit but looking at that crazy price, I'm amazed at how overpriced apartments are in Cyberjaya. sleep.gif
