Units here all come fully furnish. Defeat the purpose even if you buy student suite layout units and then convert it into a normal studio unit. Unless is really cheap price difference (student suite unit vs studio unit), then worth the hassle to do so.

Anyway a 450sqft unit need 2 toilet? 1 should be more than sufficient.

2 is better. GP srudent suit layout is conducive for studenr. Chair, table, cabinet, overhang book shelves, power sockets all made available for each room.

U can top the partition also. Or change 3 rooms into 2 rooms wifh extra living room.

There's another type which is exactly the one u mentioned, my unit type.

Ohh my god! This is the best layout for me..may I know which tower got this layout? If Oxford tower have it will be great! I prefer facing south and Garden Residences view

they only released this type in the last phase which is Harvard. Maybe they realize student suites not as popular so they convert the remaining ones to studio with 2 toilets.

Supply and demand. When supply is more than demand, price will not go up but down instead.
And studio type the worse with surplus supply.

Mrt benefits will likely to come thru 1.5yrs after operation (base on uk report).

So need to hold for 7 yrs roughly (if bought today)

tbh I'm not too optimistic with the current market, just look at the recent price drop of local REITs.

With most owners agree to only rent to locals, can see that GP now has more locals than foreigners. The management and JMB of GP are trying their the best to maintain the property so that residents feel safe living here. The rest is really up to the market to decide, studio supply really is more than demand in Cyberjaya.
