Thanks for the explanation. Sorry that i didnt mention earlier that my unit is double story house but under strata title. Does the same strata act applies as well and also what information should i look for in my S&P regarding these strata act

Hello, wish to circle back to this topic, how does the key handover / VP event work if I’m the purchaser of one condo block that’s completed, but there’s another block still under construction?

I’m an early buyer of an under construction project, but the project had a delayed launch for second block due to COVID. I imagine many pre MCO buyers will be affected by the same issue. I think ideally we all would want to be able to renovate the home (if not move in already).

Hi, currently i am working as an Project Engineer in Singapore ( Main Con ), recently i have this thinking which is coming bck to work in Msia after 3-5 years. However i am worried there will be difficulty in the working culture where i couldnt put my experience in good use.

Just want to know are there sifu here having similar experience cming bck Msia to work in construction (from Singapore)?

hi i would like to ask generally how long does it take for a piling process to complete? the said project is a 40 floor condo.

it has been 1 year since i signed the snp and the estimated completion time is 48 months. so far from what i see they are still doing the underground work, is that normal?

super structure 2 years. so piling 1 year plus. should be not a problem to deliver on time.

If unable to obtain due to non-conformance. Just assume advertising was done on the assumption this will be strata titled but due to problems along the way, developer unable to obtain strata title. So the 3 party I've mentioned, dev, owner (those already signed A&P) and potential buyer (those who paid deposit only) what are their foreseen problems? Other than a fucked developer of course.

They may have many factors why they c't obtain the strata title.
Commond problem for old project before SMA 2013: -

1) Do not have SIFUC / Schedule of Parcel approval;
2) Delay in government agencies like COB, Surveyor Department, Land Department (very common)
3) Delay by their surveyor to carry out the final as-built measurement

Problem to owner may have some difficulties to borrow money, to sell the property and so on.

hello all. looking for some advice on my house construction.

we are doing extension for a 1st floor room and we're doing another extension for the living room.
The question is that is it cheaper to do extension with concrete walls and concrete beans etc or to do extension with steel beans and glass walls, similar to a glass house.

one question

in the landed housing phase that I bought the house, the target completion is mid of 2022.

but for me, I bought if I'm not mistaken the last unit in the phase. SPA signed on December 2020. If by calculation my unit VP will be December 2022.

will they VP unit by unit or the whole phase one shot? early VP?

I just want to know so that I can arrange on either i need to extend my rent contract or no need. rent contract will expired mid 2022.

Hi, i recently come across a new project, double storey landed house.

In the building specification, the wall material is Cement Sand Bricks / Lightweight Blocks.

May i know whether it is advisable to pursue this house? As i researched, clay bricks will last longer.

Technically when developer delivers VP, it is the whole phase, because the CCC issued by architect is for the entire project/phase.

Usually they have to commit to the first SPA signed for the project. If yours is long time after the first SPA, you may get your VP delivered earlier than your own VP date.

But they may want to deliver to you on your VP date if there are outstanding defects to be rectified before deliver to purchaser.

Also check with your developer what is the revised VP date, there is a extension granted by KPKT for MCO in 2020 for projects started before MCO.

If the expected construction time is 24 months, your project is likely to be launched mid-2020 (after MCO) which may not be applicable to you.

Currently the house has small flow to overall house (from tank). The bathroom is so small, the shower water still small (using water heater with DC pump).
When he complained to the developer, their said they have meet the minimum requirement.

Is there any legal document mentioned minimum flow requirement for house pipe and its criteria?

Not sure if there is any compulsory minimum water flow requirement for house pipe set by the property industry, but it should be based on the minimum requirement needed for the products (that comes with the unit) to function, in your case, it is the instant water heater.

Most instant water heaters require at least 2 litres per minute water flow for the heater to work (to turn on the flow switch in the instant water heater), as stated in their instruction manual. Anything lower than 2 litres per minute water flow, the instant water heater will not switch on. Hence if your instant water heater is not working due to low water flow, then it will be a strong point for u to file a complain.

Potentially u may need to search from Uniform Building by Law (UBBL) or local authority design guidelines.
