maybe late but if you r still interested. removing the staircase is not possible as it eliminate running distance for the floor. If you break the firewall wall from the adjacent unit for access it violates the firewall rule. Unless you merge all four units into one single title and reapply then can be done. Then again in Malaysia anything can be done for the right price.

depending how old is your building. usually submitted to local majlis but their filing is haphazard and I seriously doubt you can find. If building by a developer your best bet is to go to their c&s consultant if cannot find developer. Might need to pay a small fee for plans. If you know the contractor you might get the full set of plans inc the electrical and plumbing. if you are doing renovation, the architect can roughly sketch the plan for you. no need for original.

Consultant (Architect, Engineer and etc)
Main Contractor
Subcontractor / Vendor / Supplier
Local Authority (DBKL, BOMBA, SYABAS, TNB, TELEKOM, POS, JKKP, IWK and etc.)

i've learnt a lot from this thread and really appreciate it.

here are the few questions for you:

1) Any advise for a contractor with grade G3 and below to grow their business?
2) Do you think they should become a main-con of small projects or should they go into a niche market like IBS-Light steel structure etc. (Sub-con)
3) Any advise to get projects? What are the common practices for contractor in the market to get a project?
4) I would like to hear your thought about the current and future market of construction industry
5) From your experience and observation, which of the construction services are currently high in demand?

Hello Sifus, would like to get some advise on construction/ Renovation industry. Previously I graduate from logistic few years ago and got the opportunity change industry from logistic to manufacture handling project furniture and then after that join an company doing retail interior as project coordinator mostly supervise the site progress and also project management.

So my question as below
1. besides doing retail renovation can I work in construction sector as well?
2. So in future in order to move up into construction industry should get related certificate or degree?

Hi iwubpreve,

I bought an apartment in Apr 2016. According to the agreement, the parcel should be ready for handover within 30 months from the SPA date (7 Apr 2016). Meaning the due date is 7 Oct 2018. However, the progress of the project has been stagnant after they have done piling since year 2017. There is no further progress until now.

May i know is there anything that we, as a buyer, can do to push the developer?
Can we start claiming the LAD now before the parcel handover?

Appreciate your advise.

I need help with latent defect report filing? what is the procedure and how do i file it against the developer. The reason is because i am witnessing defects post the DLP and the developer is ignoring it. With little research i found about the Limitation Act 1953 and i am not sure if this comes under the KPKT tribunal.

what defect is that first? provided this is latent defect, yes can complain to developer. if they ignore then need took legal action

The defects are water leaking caused by rain water drain pipe which is installed inside the wall. The only way to check this is by hacking the plaster ceiling near it.
Legal action meaning that i need to hire my own lawyer ?

rwdp collecting water from roof. so this pipe belong to management. so management have the responsibility to fix this.

base on strata title acts, if the pipe is meant to serve ur unit, its ur responsibility after DLP. so this rwdp apparently is collecting rainwater and it should be a common property. management should fix this.

I am buying a subsale 2 yr old completed house. What is the procedure to check to see if all defects were sorted? Is it too late if there is defects now and I ask the current owner to sort it out with the developer b4 i take over?

On a separate note, what other info do I need to sort out before proceeding with the purchase of the house, in terms of asking about title/CF?
