Hi, i have a question for my new upcoming development.

Can we take any legal actions if the developer doesn't build a proposed mall/ bridge which stated on the marketing brochure and website upon vacant possession or giving a clear timeline to the residents?

Under contract cannot (unless you have contract with them stating that)

however u may have a case under common law or tort

Can I ask a question?

since i am a foreigner, I got confused with the cititower project in klcc in front of four seasons. Is it the fairmont raffles and the oaxley tower or another different project?

anyone experienced this during sub divide? got shown a letter that says the subdivision plan has been approved.. letter is dated aug 2018... called the surveyor why stil not settled and all he says is "now just wait for the land surveyor to call you to surrender and exchange title". as of april 2019, still not received any calls.

subdivide land. it was a land shared between dad and uncles. so after dad passed away. need to subdivide one title to 3 titles. the surveyor already come our land to survey twice and the letter mentioned that the land subdivision plan has been approved. just wait for the call.
but this call, is like taking forever. as the letter mentioned is dated aug 2018. now alr apr 2019. feb time got call the surveyor doing the subdivision. he just keep says just wait for the damn call. frus mad.gif

if the plan is approved, normally PTG may take few months to issue the new title.

Hi TS,

I am planning to build a house on family-owned land. I know there's not much details but...

1) Is RM300k to RM350k enough to build a modern design 2-storey bungalow large enough to house a family with 4 kids?

2) What would be the cheapest way to legally build this house in terms of choosing the cheapest process? My thoughts are:

i) Engage an architecture firm to design a house up to Bill of Quantity (BoQ) stage (on a side-note: is this ethical? and if I am upfront about it what would the architecture firm think?)
ii) Tender out the BoQ to 3 contractors

3) What is the average timeline I am looking at from engaging an architectural firm to receiving the house keys? Is it 1.5 to 2 years?

4) Let's say right now it's only us as a couple with no kids. So to reduce construction cost we decide to partially build our home first, with the idea to complete the other sections/rooms at a later stage as we get more financially stable and/or more kids. Is this advisable, if yes, what way would you recommend the 1st phase of the bungalow to be built? My friend said it is more economical to expand horizontally rather than vertically in the future.

any of you recently build a private residential house on an agriculture land? this is possible right (without converting the agri land to residential land). Note that this agri land is 100 pts in size. and the house should only take up 6 to 8 points only.

will the bank approve the loan to me? note the market value of the land is approximately 1.5m as it is agri land at 100 points.

House buyer / Purchaser
Developer
Consultant (Architect, Engineer and etc)
Main Contractor
Subcontractor / Vendor / Supplier
Local Authority (DBKL, BOMBA, SYABAS, TNB, TELEKOM, POS, JKKP, IWK and etc.)

So, after you sign the SPA, what are the developer's next steps in construction? I've heard of a Schedule. But, I forgot what Schedule was that and also what entails the Schedule. what schedule u talking about? for buyer usually just pay when developer claim the money via stage completion
