hey i have a piece of land (agricultural title if that matters for 60 years).
planning to build a ds detached on it. Q1: do you know how much is the financing banks provide for construction loan? note: i already own the land. inherit from father. Q2: how do we charge the house blue print plan? by sf size? im planning for a 3k sf house... how much per plan usually? Q3: is it long for city council to approve my plan? Q4. the land is 100 points. should i sub divide it after i build or build and subdivide? not planning to split the lane in 10 years to come... Q5: how much is the construction cost for house 3k sf? per sf how much at current rate? |

hi guys its me again. not sure if its appropriate to post here. im into modern house design and came across one v minimalist house design. of course i would not be building something so big due to limited resource. but im keen on this design. any sifus out there can estimate how big is this house? im looking to have 2800 to 3000 sf. is this house bigger? cause my friend a contracotr tells me the cost fir the house will be 1m. excl land cost... but to me the structure of the house seems simple and not complex? enlighten me anyone...

forgot to ask this. how do they charge if i want to demolish my old house (is 50 60 years old)? can i ask the contractor who rebuild the house to do it for a meager sum? what is the market rate?
old house is double storey. ground floor mostly cement and 1st floor mostly wood |

any archi ppl here or have dealt with one? know what is the cost to pay for drawing plan, submission to council and monitoring? planning to have say 2500sf single storey detached.. what is the rate now? 10% of the cons cost?.

anyone experienced this during sub divide? got shown a letter that says the subdivision plan has been approved.. letter is dated aug 2018... called the surveyor why stil not settled and all he says is "now just wait for the land surveyor to call you to surrender and exchange title". as of april 2019, still not received any calls.

any of you recently build a private residential house on an agriculture land? this is possible right (without converting the agri land to residential land). Note that this agri land is 100 pts in size. and the house should only take up 6 to 8 points only.
will the bank approve the loan to me? note the market value of the land is approximately 1.5m as it is agri land at 100 points. |
