Yalo. The fence 2.1 meter only.. about 7ft height actually sibeh low. Use ladder to climb on it. Jump down also not Susah. We expect it more than 10ft height. At least jump down can break the leg. Sibeh Sdb also need to look in to it. From what Ic army gor posted Sdb feedback, actually not quite satisfy The feedback they gave.

the both guardhouse side wings are quite ok. or though it kinda low macam tak sampai 5m height. still boleh accept.
but the the guardhouse itself still looks kinda strange. hmm.gif
let c the end outcome liao.

kinda hope the cobblestone can cover up to the end junction. will looks more proper and grand.

the guard house widonw size too less and too small...the side of the guard hosue sholw have some window as well..

best example check on the 5 stones guard house...

haha..of course you can climb over by using a ladder, even if the fence is higher or concrete wall...you can still climb over by using a ladder....that is why we have this...

what I pointed out is the features of the fence...which is "anti-climb" ....you just cannot climb ON the fence using your hand and feet...without ladder lah...otherwise some people may say using helicopter also can go over the fence...no end to it leh...

I Believe the guardhouse is purposely made that way without the side windows to force guards walk out of it to check the cars. Placing windows causes laziness. They may just sit there and open the gate.

Though this is my opinion only. I believe as an experienced developer, SDB would not overlook such minor design details that anyone could spot. Being the developer for five stones and other previous projects, they should be more familiar on guard houses.

And in regards to anti climb fence, i think its not made to be against ladders. If ladders are involved, even a 10 feet fence could be easily surpassed. Unless they apply spikes on top, i dun think the height would solve the ladder issue.

The overall concept feels very much like a resort. Though i have to say the trees are not up to expectations. Was expecting more taller or larger trees like the jati and etc. Now it seems like the normal trees and plants often used by developers that many current condo features. Just my humble opinion =)

with so much wall blockage. how about guard hide inside and curi ayam? walk in walk out is not a solution.
they need to key in the visitor info and camera taking the vehicle by computer. and even call up the owner for verifying.. this is how seni mk guardhouse work.
they can see surrounding entrance clearly by sitting inside. don't forget seni mk is about 8-9 acres land size. same as wotp land size.

the anticlimb fence is just quite low and most without proper foundation macam low mid cost fencing method. i very hope this is not the final.
and it way toooooooooo many perimeter fence. it should mix with few walls in-between macam five stones.

inside area so far so good not much complaint. trees and landscape need time to groom. this 1 i understood.
i don't mind the trees still small. most important as long as they plan the landscaping well. after just give some times to the plants grow.

Your point is valid....it may be designed for guards to be outside the guardhouse doing the checking rather than inside ....this could be a more deterrent measure to prevent trespassing...

I think the benefits of doubt should be given to the security company that they will be doing a good job, irrespective of how the guardhouse look like....as the saying goes....let the professionals do their job, and if they are not professional enough...change the security company lor....we can change until we are fully satisfied of their services!

hi all, i am planning to get the last unit in block C at 600k before rebate.
I have applied loan in a few banks but two of the bank only value my unit at 400k, can someone explain this? should a valuation price so much lower than the market price? sweat.gif

does bank consider the unit facing direction, floors, etc in the valuation? thanks

When are u trying to get that last unit ? As far I know 1 year ago have 2-3 drop off units for block c are available for around 600k too. Those buyer able to get the valuation.
Else just demand SDB an answer why bank evaluation are so low ? Block c existing buyer must be fainted hearing bank this low bank valuation 🙁🙁

only last week i placed my booking fee, according to the developers it was a reserve unit for their business associate since last year, then last 2 weeks the business associate dropped the buying plan. so now i got the unit. Yea i will try to contact the developer on why the valuation price so low.

now not sure whether i should abort my buying plan cry.gif

You said you applied to a few banks, beside these two banks, how much the other banks valuation?
Can you give us the name of these two banks that gave a value of only 400k?...I am sure a few of the owners of Block C would like to pay them a visit...thank you in advance...ditto

Just to share, i was watching a very interesting program on Discovery Channel last night on the "Sabah Earthquake Decoded" on how and why the earthquake happened in Sabah, and some reporting of discovering fault lines just outside KL, some experts giving their theories and so fort....if they repeat the program, go watch..is worth it.

After watching the program...I felt so good that I had bought an earthquake resistant high-rise... biggrin.gif
