sibeh wish outside the compound looks ini macam cover up longkang with greenery beside to divide the road and pedestrian walk path ...safer for pedestrian and kids when walking outside the wotp compound.

Just to share, i was watching a very interesting program on Discovery Channel last night on the "Sabah Earthquake Decoded" on how and why the earthquake happened in Sabah, and some reporting of discovering fault lines just outside KL, some experts giving their theories and so fort....if they repeat the program, go watch..is worth it.

After watching the program...I felt so good that I had bought an earthquake resistant high-rise...  biggrin.gif

one of the two banks start with R, another bank cannot tell, since i used my personal cable to reach the valuation team
so far other banks no official reply yet, only one of the bank already said ok and is preparing the document.


just now had a talk with developer, they said the price can be very conservative especially on near completed or newly completed properties, as there is no enough subsale transaction to support the market price.

well i guess if there are people buying subsale unit at above 600k, the valuation price will increase back to the reasonable price.

then you should look for panel bank liao. if bank not under their panel bank list sure susah 1. also manyak extra fee need to charge.

yea i have looked for panel bank already, just pending results from them.
just worry that in a few years if i face financial difficulties and need to let go of my unit but the valuation price so low sweat.gif
hopefully good news from panel banks next week and i can officially join the community rclxm9.gif

AFAIK if one buys a house under construction (not yet VP) direct from developer, for loan bank will base on the SPA purchase price and there's no need for valuation.

Try CIMB, the bank is SDB panel, and this bank will use the SPA price for loan.

Regarding the guard house, I suggest you guys take a peek inside the guard house and try to imagine the arrangement of the CCTV monitors and other associated facilities. The guard will be sitting parallel to the windows at both sides of the guard house, since the CCTV monitors will occupy the front part of the house.

The next fella who plans to take photos of the condo, please take photos of the internals of the guard house. You will understand what i mean.

Last time I applied RHB, OCBC and HSBC all giving full evaluation for Wotp. Those day the bankers told me foreign bank only want to do loan for block a and b. But since then I'm not sure they have changed their strategy. Good luck !

sibeh manyak blockage in front. especially 2 front side wall. just can't get full view from inside.
standard at least got 180º front view. now macam 50º front view only

can i know when you applied the loan? because many bankers were confused when i applied loan to buy, they thought it is completed already as they recall WOTP is 2012 project.

I applied around end of 2012, sign the loan agreement around early 2013.

save your gas. oversea bank no fund for block c. RHB and other local bank ada.
HB bank more conservative most of the time max only 80%-85%.

Ditto, I won't be too worried about the valuation from the non panel banks. I suspect they are using transaction costs of similar developments around Cheras South area, reaching a valuation of RM450 psf.

Trouble is, there is simply no comparable development to WOTP in the Cheras South area. Hence the valuation method is flawed.

As someone mentioned earlier, panel banks will typically use SPA pricing as valuation. As the SPA price can be considered as market price (willing buyer, selling seller).

SDB bags another award for one of their property ...Dedaun...the FiABCI malaysia property award 2015 for the category residential mid-rise...bravo SDB!
This FIABCI awards is like the Oscar of the real estate industry...hope they can get an award for WOTP when is completed....maybe next year.

Dulan Jialat Liao. Mana Ada put the fencing on the proper concrete crub? I just checked newly fixed fence And I don't see any!!!! All use old method!!!!

And I tell u the drain seriously need to cover!!! The drain hole near the block b service entrance sibeh scary duper deep! Even adult drop in I think 50% bye bye die Liao. If kid drop inside I can tell u 100% sure Mati. And can't even find the body!!!!!!

Why nearby natur road side can do greenery? Why sdb Wotp cannot? Arrrrgggg!!!!

Keep calm...let us see the finished product....they may cover the drain later...maybe work not done yet ma...also good you bring it up, SDB may see your complaint here or someone may post it on their FB.

For a developer who had won 3 times the prestigious FIABCI award for their projects, Park Seven, 20trees and Dedaun...and numerous other awards....it will be very foolish of them to put their reputation at risk and just let it go down the deep drain in WOTP....furthermore their MD had mentioned that WOTP will be benchmark for their future projects...do you really think they will want to risk their reputation by delivering slipshod work for WOTP?

If worst comes to worst....just sell off WOTP and buy Natur...hope it won't come to this stage.

Actually the greenery outside the compound not so important la. Imagine if there is greenery outside the road , means it will take up more space. That space either from internal compound or make the access road narrower. Perhaps reduce from 4 lane to 2 ? So which one will u prefer ?
