Pros:

1. Proposed Central Mall - delayed and not sure if it will happen in 2017
2. LRT at least firmer - but this will be like 2020

Cons:

1. Price - too high
2. total number of units - too many
3. Current Surrounding profile - Between Klang and Shah Alam (UITM and surrounding). Eventual profile, uncertain.

Currently no interest and bullet for this. smile.gif

No car park provided. You need to rent it from the management.

It will be more than 800psf.. At least 850.. Because the i-suite already 800psf before discount.

Mall is delayed to 2017 due to redesign. The Jewel will be like 1480psf.. They expect i-city to be like Midvalley.. Very ambitous.

hmm.. for the time being yes, usually mall up alrdy then the area will be hot, before the mall operates, everything will be slow, once hot its too late to invest.. thats what happened previously at several places. just wondering whether will the mall work, then the place will be hot smile.gif

that last time i went there, lights area have quite a decent amount of people, snowhouse also have people, but not as many ( as a lil pricey , especially those with families ) fun fair and all not many people, but when mall is there i can feel the crowd, as many families around Shah Alam area spend their family time there(in icity) last time. recently never been there, so dont know laugh.gif

Mall n lights will bring people but the Snowalk/theme parks won't do well as it has a lot of hidden charges..
I have seen the numbers for snowthingy and it's not good at all..the theme parks here will die eventually..maybe the mall can save it but for people thinking that u'll have a ready tenant pool from companies nearby think again.

If u are thinking of LRT crowd, sorry but 700 psf will have to compete with other Shah Alam condos like Emira n TTDI gateway that's 550-600 n is closer to 1U.

I would wait for I suite/residence the first one to see how that performs.. I wouldn't be sad if i missed out on this condo.. Moreover, they have only managed to attract a hotel chain that opens up in every corner.. no class at all..

After all, they are still trying to sell the previous apartments/hotel suites which is a CLEAR INDICATOR of DEMAND.

agree with you, but the mall part for Emira n TTDI isn't that close, still a driving distance though. LRT crowd wise i think it's fine, i remember going Time Square from time to time dropping off Hang Tuah station, well it was a long time ago haha.

after i-sovo/i-suites/i-residence is done, the crowd there won't increase as much, but surely business will get better for tenants in i-city (not to mention waterpark/snowhouse), once the mall kicks in, the big changes will then occur, but at the meantime, it's all about the investing power of people around la smile.gif

not to say i wouldn't regret if missed out this opportunity, but at least I have the thought for this future of i-city smile.gif

I've been told the snowplace, lights and whatnot will be demolished and will be integrated with the mall. I think that's why they are not pushing these attractions anymore.. Plus being surrounded by developments.. If the mall do OK in the future, it will lure shah alam and klang folks.. No need for them to go to 1U smile.gif
Like periperi gor mentioned, it might takes a few years for i-city to boom. Probably not for quick flippers.

Wonder how the design is. The agent is confident that it will be attractive, lets see on Nov 1. smile.gif

By the way, since this is a residential tower, any idea on the utilities, assessment, quit rent rate? The land title is commercial, will they be under commercial rate?

And since it's residential service apartment, is it legal to setup office for MSC status benefits?

The agent told me is commercial rate.... cry.gif

Agree with you. This project is not for short-term investment. For me, I think at least 5-8 years only can see the results. Any how, this Sat i will going to the launching and might choose a unit. To bet the whole I-City Project in future 10 years..... sweat.gif
