possible onot if this central pattana group suddenly announce it wont come to the adjacent mall, after we put in money to purchase the liberty tower condo unit?
*
low chance but i tell u they push their mall plans back and are restrategizing in Msia.

Thailand's largest department store developer, Central Pattana Pcl, said on Thursday it would delay the opening of its first mall in Malaysia to 2017 from 2016 as it needs more time to study the market.

It will be more than 800psf.. At least 850.. Because the i-suite already 800psf before discount.

Mall is delayed to 2017 due to redesign. The Jewel will be like 1480psf.. They expect i-city to be like Midvalley.. Very ambitous.
*
i think the mall will do ok but overall I city will still fail cos so few companies are based there... even the lights are fewer now showing the future of I city.. good luck investors..

that last time i went there, lights area have quite a decent amount of people, snowhouse also have people, but not as many ( as a lil pricey , especially those with families ) fun fair and all not many people, but when mall is there i can feel the crowd, as many families around Shah Alam area spend their family time there(in icity) last time. recently never been there, so dont know  laugh.gif

Mall n lights will bring people but the Snowalk/theme parks won't do well as it has a lot of hidden charges..
I have seen the numbers for snowthingy and it's not good at all..the theme parks here will die eventually..maybe the mall can save it but for people thinking that u'll have a ready tenant pool from companies nearby think again.

If u are thinking of LRT crowd, sorry but 700 psf will have to compete with other Shah Alam condos like Emira n TTDI gateway that's 550-600 n is closer to 1U.

I would wait for I suite/residence the first one to see how that performs.. I wouldn't be sad if i missed out on this condo.. Moreover, they have only managed to attract a hotel chain that opens up in every corner.. no class at all..

After all, they are still trying to sell the previous apartments/hotel suites which is a CLEAR INDICATOR of DEMAND.

I city has serious issue on its landscape. One word: Horrible!
*
yes, if i City is so good the theme park n lights wont be dwindling like the fireflies in Kuala Selangor..

If investors are looking solely at projects within I City, then this is a pretty good deal but if u are comparing with projects elsewhere, then I City wont yield the results u need.. sorry but I'm gona pass

If all the promised infra comes up as planned; (LRT, Central Plaza, Hilton, Jewel) then YES its definitely BBB.

However,

I went for the talk last week conducted by Hartamas, the speaker raised some interesting points of township b4 and after. If you are looking to flip definitely a nono because this township will definitely take time to mature. As for rental yield, im not too sure the UiTM folks are capable to afford it and the type tenants.. its still too premature to foresee the outcome unlike PJ or KL. They can sell for 1k PSF due to maturity of the surrounding and the market is tested.

Guess we will have to wait and see for this 1

uitm students pay rm100-rm150 per person n pack up 10 ppl in one house.. many of them rent Low/medium cost flats..dont expect students to rent here..

1st thai driven mall in Msia, look forward

Yes i think this mall will do alright cos north klang areas like Bandar Baru needs a new mall as well...

Moreover, Msians are looking forward to a diff mall concept so new retailers might attract people to I City...

Please provide the list of large/established MNC's in I City now or committed to leasing space in the future?

How many office towers are kept by the developer to be leased out?
Large companies don't like to negotiate with small Sovo/soho owners n tear down their walls..

Of course MNC will be utilizing the office unit and not SOHO or SOVO. I see SOHO or SOVO are mostly for personal use. Is just that if you are a small company with 3-4 ppl, then you can convert it into an office. Or you are a one-man company, it is just like working from home.
*
why wouldn't a small company operate from a shop lot as there are thousands of shoplots in Shah Alam? U can expand your workforce and not have to 'pindah rumah'.

I-BERHAD, master developer of the 29.2ha i-City, here, received overwhelming response to its Liberty Tower@i-City project, with 80 per cent of the units taken up during a special sales preview over the weekend.

Its director Monica Ong said the project’s location, affordability and style attracted a crowd of more than 1,000 to the i-Gallery@i-City, where the preview was held.

“We received overwhelming response to the Liberty Tower project. The queue started from 4am.

“Just from the attendance and response, I think it would be sold out,” she told Business Times on the sidelines of the sales preview, here, on Saturday.

Seventy per cent of the New York-themed project had been booked at a recent property fair.

Designed to appeal to young urban individuals, Ong said each unit, with built-up areas of 466 sq ft to 769 sq ft, will be fully furnished.

Priced from RM360,000 each, the Liberty Tower@i-City was poised to revolutionise living and shopping in Shah Alam, she added.

Ong said the encouraging response to the project was due to its proximity to the 1.5 million sq ft CentralPlaza@i-City retail mall, a joint development with Thailand’s Central Pattana Pcl.

“Liberty Tower@i-City residents will get direct access, via a dedicated pedestrian walk, to the CentralPlaza@i-City’s retail, dining and entertainment outlets,” she said.

Ong said the proposed light rail transit (LRT) Line 3 through i-City and the construction of a station nearby had made the property more attractive.

This is in addition to the project’s connectivity to the Federal Highway via a direct flyover into i-City, North Klang Expressway, Guthrie Corridor Expressway and the proposed West Coast Highway.

Liberty Tower@i-City, which is slated for completion in 2018, is an integrated, self-sustaining ultrapolis comprising real estate, leisure, business and education facilities.

“We are proud that Liberty Tower@i-City has directly enabled us to complement the youth housing scheme mooted by the government in the 2015 Budget.

“A major portion of our purchasers are aged 40 and below,” she added.

there you go, the reason people buy, isuite 566sqft, while liberty tower 466sqft, with slightly cheaper price if compared, both also same 1 room, rental yield should be fine after the mall & commercial lots are all taken up.

but this project definitely not for flippers, but more of a long term one, thats what i see smile.gif

but as per your statement, not all foreign workers la bro, local workers also have to stay here what.. smile.gif

takan the mall workers earning 1.6k wanna stay here?? they stay in the PKNS flats nearby la.. maybe the managers will live in landed nearby..this mall bringing thai retailers, not french luxury brands drool.gif

I dunno what theory is this.. But i-Suite is also sold to the public.. common area serviced by Best Western only..  Technically, the owner also either rent it out or for own stay... same like Liberty Tower... This is not Best Western Hotel. Best Western Hotel is at the other side, behind the Jewel (now i-Gallery).  At least i-Suite common area will be maintained like hotel.. nice and clean.. I think the reason Liberty Tower was so successful is because they promote it well.. And the New York theme concept excite everybody before the showroom even up.. They have collected cheques during the property exhibition.. And that is why i-Suite sales was slower because the launching of Liberty Tower is so near and everybody wanted to see what is the so-called New York theme design... For me, if you strip of all the moveable deco, which will not be included in the house, the unit doesn't looks anything like New York at all.. I would say too much hype, a bit disappointing at the end..
*
can u post the pics ah? i think i saw some pics on the ntv7 video n it doesn't look like NY at all.. only the name sibeh NY style..
