Fully furnished apartment n only selling RM 750psf? That's very attractive cos Verve Suites is now selling RM 1100 psf  cool2.gif
*
I don't think it's fully furnish. It shud be bare unit. IMO, it's kinda expensive.

QUOTE(kuhankumar @ Oct 30 2014, 12:11 AM)
inside info is they have collected more cheques than required to sell out on launch day. I believe they are still collecting cheques with first come first serve basis on launch day. Interesting. I have sent my cheque in...but i really hope i dont need to line up.
*
haha... but i think you will need to queue since u mentioned dev collected more cheques than unit to sell.

Actually i also feel unsecure, but after went to the sales gallery, the plan is really well done, seriously i get a lot of confident when i go through their presentation. there are a few point main point.

1.  The new concept of the mall, bcs it really very special. so far this is the 1st thailand mall in malaysia and according to SA, the mall definately much bigger than Mid valley.

2. SA told me shah alam has no clubbing or pub, so this is the only place for them to have the night activity.

3. MSC status. no need to worry so much about the rental.
*
actually SA has Pub which sales of liquor not exceeding 5%. that's mean only beer is allow. but this i-city will have exemption where clubbing and pub can sell liquor exceeding 5% such as hard liquor and wine. how true is this, i'm not sure.

QUOTE(Babizz @ Nov 3 2014, 07:38 AM)
why wouldn't a small company operate from a shop lot as there are thousands of shoplots in Shah Alam? U can expand your workforce and not have to 'pindah rumah'.
*
shop lot is prone for break-in as well looking at security in Malaysia. my ex-company operated on shop lot. got break-in before and all laptops, PC, projectors are gone. value of items aren't that important. what important is, loss of Data.

wow response so good? whats the package like.. if it's interesting I may consider one
*
response is quite good. I went in at 11am and got number 225. waited for half hour and then leave after having some food. i'm not so worry about getting a unit. so, decided to get back my cheque. IMO, this project need long term holding.

u did not buy 1 unit??
*
nope. i dun want to wait until 1pm plus plus then go in and decided not to buy. might as well i decide straight. i'm not so worry about buying cos the market slow down and with a bit of research, there cud be some gem in sub-sale. i believe there could be some loan rejected unit in the near future. i can wait. no issue.

wait for next project?? just wondering why this New York Condo can be BBB in Shah Alam?? I heard their I Suite not selling well??
*
no la. basically no more to buy. so, dun want buy lo. tongue.gif

IMO, it's BBB because of concept and confirmation of Mall. besides, 90% loan and high discount rate. of course BBB. unfortunately i'm not entitle for that high loan. so, no difference for me. haha.

U means they will 50% discount on the loan legal fee?
*
but need to pay stamp duty. 50% legal fees mean nothing. their lawyer can charge me legal fees 10K and give me 5K discount (50%). but in fact, my lawyer only charge me 5K for legal fee.

QUOTE(InvestThing @ Nov 12 2014, 05:13 PM)
MOT is memorandum of transfer which means now the whole blocks are under master title. So for dev to convert Strata (individual) will require MOT fees; which in all honesty will take years not so fast. Also depending on dev integrity. Some older high rise still under master and not strata even after 10 years.
*
on top of this, any property under master title for 10 years or more will face difficulty in obtaining bank loan. some bank doesn't want to finance it due to higher risk. that's what a bank told me.

QUOTE(propinsight @ Nov 13 2014, 02:22 PM)
my SA was actually quite clear with what I have to pay initially o.o

- Pay 5k booking, balance 7% rebate
- 2% rebate (must sign SNP by 21st Nov 2014 to entitle)
- 2% vacant possession rebate
- SNP covered by dev <<(Legal Fee only) - i think not many people ask cause USUALLY only legal fee covered, not disbursement and stamp duty. >>
- Loan agreement manually pay
- MOT manually pay
- Completion approx mid 2018
- Size 466-767 sqft
- Fully furnished to New York concept BUT went and asked dev further, they said that certain things are not in the interior like; bycicle, certain wallpaper, loose objects, the lighting theme. So if you strip all those, kinda boring and no more feel. - i did ask alot during my visit, what's the difference in the end if strip all, for what i get is lobby difference, where surely will differ from i-suites, where lobby of liberty tower is new york themed. quite interesting when u come home you'll pass by a better feeling lobby, than just some normal lobby at least. smile.gif even if you strip everything in your unit, your tower will still be the same theme.

in the end, good things come to those who wait right ? smile.gif i'll go for 2nd tower due to sold out of smaller units wink.gif
*
that's why developer sometimes are tricky cos uses different term for the snp that covered. you don't have to wait until tower 2. just follow up with the SA and get those Loan Rejected Unit. smile.gif

Think wont be too many dropout unit...price is still affordable.
*
not really. for you maybe it's affordable. but for a freshie or lower income group, 400K for 614sqft with 1 room, it might be too expensive for them. smile.gif
