hmm.. for the time being yes, usually mall up alrdy then the area will be hot, before the mall operates, everything will be slow, once hot its too late to invest.. thats what happened previously at several places. just wondering whether will the mall work, then the place will be hot smile.gif

that last time i went there, lights area have quite a decent amount of people, snowhouse also have people, but not as many ( as a lil pricey , especially those with families ) fun fair and all not many people, but when mall is there i can feel the crowd, as many families around Shah Alam area spend their family time there(in icity) last time. recently never been there, so dont know laugh.gif

If u are thinking of LRT crowd, sorry but 700 psf will have to compete with other Shah Alam condos like Emira n TTDI gateway that's 550-600 n is closer to 1U.

I would wait for I suite/residence the first one to see how that performs.. I wouldn't be sad if i missed out on this condo.. Moreover, they have only managed to attract a hotel chain that opens up in every corner.. no class at all..

After all, they are still trying to sell the previous apartments/hotel suites which is a CLEAR INDICATOR of DEMAND.

agree with you, but the mall part for Emira n TTDI isn't that close, still a driving distance though. LRT crowd wise i think it's fine, i remember going Time Square from time to time dropping off Hang Tuah station, well it was a long time ago haha.

after i-sovo/i-suites/i-residence is done, the crowd there won't increase as much, but surely business will get better for tenants in i-city (not to mention waterpark/snowhouse), once the mall kicks in, the big changes will then occur, but at the meantime, it's all about the investing power of people around la smile.gif

not to say i wouldn't regret if missed out this opportunity, but at least I have the thought for this future of i-city smile.gif

The system they use is very transparent, quite interesting.

When someone selected their units, at the screen from outside of i-gallery, and inside the TV @ the waiting place, from green will turn red.

it's really very transparent, and it's my first time looking at such system.(sorry cause im a newbie in this)

overall, i went there at about 10am, crowd is crazy, there's rain somemore halfway, but thank god rela was there with big umbrella smile.gif

at the end, manage to went in at about 12pm+-, concept great, pricing affordable, demand (high) - who would know that after u queue for your number to enter to see pricing, sales packages, show unit, you still have to queue for booking your unit?!

the queue is also quite massive to select units. it's really BBB in the end for this project.

personally, i like the new york theme, and besides that, proper marketing has been done for this project, with LRT Line 3 kicking in, everything comes in a whole all of a sudden.

its something like buying a new baked cookie from the same chief that made some cookies earlier, but during the earlier cookie was made, you don't know it tasted good, until everyone know that the chief made good cookies, everyone wants the newly baked cookies.

i guess the above theory apply in this scenario, not so sure though, but after visiting the show unit, i kindly like it compare to isuites 566sqft (slightly more expensive due to 100sf difference) but no balcony.

i-suite 566sqft iirc, and it's slightly more expensive. i-suite is more hotel style, not home style. i don't really buy to invest, if possible buy to own stay or for my parents or for my weekend getaway smile.gif

there you go, the reason people buy, isuite 566sqft, while liberty tower 466sqft, with slightly cheaper price if compared, both also same 1 room, rental yield should be fine after the mall & commercial lots are all taken up.

but this project definitely not for flippers, but more of a long term one, thats what i see smile.gif

but as per your statement, not all foreign workers la bro, local workers also have to stay here what.. smile.gif

my SA was actually quite clear with what I have to pay initially o.o

- Pay 5k booking, balance 7% rebate
- 2% rebate (must sign SNP by 21st Nov 2014 to entitle)
- 2% vacant possession rebate
- SNP covered by dev <<(Legal Fee only) - i think not many people ask cause USUALLY only legal fee covered, not disbursement and stamp duty. >>
- Loan agreement manually pay
- MOT manually pay
- Completion approx mid 2018
- Size 466-767 sqft
- Fully furnished to New York concept BUT went and asked dev further, they said that certain things are not in the interior like; bycicle, certain wallpaper, loose objects, the lighting theme. So if you strip all those, kinda boring and no more feel. - i did ask alot during my visit, what's the difference in the end if strip all, for what i get is lobby difference, where surely will differ from i-suites, where lobby of liberty tower is new york themed. quite interesting when u come home you'll pass by a better feeling lobby, than just some normal lobby at least. smile.gif even if you strip everything in your unit, your tower will still be the same theme.

in the end, good things come to those who wait right ? smile.gif i'll go for 2nd tower due to sold out of smaller units wink.gif

Liberty Tower is more towards, holding power + own stay, so with holding power, will rent long term, and for own stay will have own stay.. at least people would know the neighbours and get a friendly environment, which is a good point staying in a high rise than landed.

what I heard was 5-10% , but of course no one knows yet.

which type of unit are you getting? if liberty, limited unit type available (you saw the chart yourself).

I-suite, u want what u also can get (trust me on this).

Paris (got people queue to book already, but booking period not open yet, SA will be the same, so i already parked mine, as i don't want to wait for cancel/loan reject from Liberty, 5-10% increase, im pretty sure stuff inside will be different for the price increase reason nod.gif )

anyways, it all depends on what type u want, 466sqft or 566sqft? 100 sqft difference for about RM50,000 more expensive, thats why most people opt for i-suite.

the difference of isuite and liberty can consider quite huge, 466 and 566sf difference, theme difference <-- both of this is enough to see why people opt for liberty and not isuite.

i think the theme is called "icona" or "icona series" as the website is icona-icity, therefore it's a whole new themed style of building. which is great revamp compare to isuite that has been in the market for awhile.

isuite is serviced by Best Western, which is also a plus point, but in the end see which one you want only smile.gif

i suite i think still have alot, cause if you say u want "this unit" but it has sticker, SA will say "if you are keen, we can try help u check and see the availability" which you know what it means brows.gif

Liberty Tower have 70%-80% taken up (not sure exact figure), but experience the crowd itself, stickers were stick base on how many units sold by the system that was use on launch. (heard from SA)
