I'm so surprised to learn tat there r ppl defending some projects merely to sapot so called fren. Losing credibility after spending yrs trying to build reputation. Propkopitiam even used ah gua theory but then comment was taken down fr fb after a while.

Wats wrong with all tis self claimed celebrit es hor??? Living in own world or being paid to say nice words???.Or turning into conmen to con buyers like how self claimed tuhan???

As an investor I prefer to listen to all gd n bad comments. Not entirely gd onli for a project. Anw after many yrs later all tis farking conmen 'll distance themselves fr tis projects even it's meant to fail.

Many examples liao. Lazy to search. Just Google.

Funny pasaraya.. but sure empty one la d mall here.. TNB switchgear as u mention also right beside the site.. 1.3km to MRT..

How does the surrounding look like? i see many industrial areas n 1 row of shops..

Buyers must do due diligence. Regardless of pricing, every project must reveal itself with worthiness rather than being hyped up privately and closed door.

Agent mention that the retails have been sold as strata so one knows what to expect in the long run..

Pricing & size before any rebate etc (not finalized)..

TYPE A 628sqft 500-550k,
2 car parks ,dual key system

Yes.. if they are confident, shouldn't sell out those retail shops in the mall.. NOBODY wants to live above a future failed retail mall..

Bcos they are not confident with their retails, i am not confident in their apartment or soho

Strata? Sibeh jialat. No different. Still Can't control on tenant category. Inside Reno cheap cheap look. Mati liao.

But he mention retail only sold to biznesman.. none to flipper.. in the long run when the mall is doing badly, all will have to rent to massage shop la, bar etc to remain profitable..

Why cant developers, just NOT BUILD THIS unnecessary malls & maybe have simple retail shops down or rooftop restaurant etc..

Boss in biz they r korek. Plot ratio + profit. In investment, due diligence is impirtant. Too much of udang di sebalik batu liao.

They sell off n transfer the risk to buyers. If I'm dev, I oso dun care lo. Marketers who r paid with the expense of buyers oso laugh 9 die to bank liao.

And most buyers ll praise the purchases in LYN. tongue.gif

I don't think empire subang shopping mall doing good. Only fnb ok. Atas punya retail shop manyak jialat mati. Survey some sale pipu there most their sale Makan telur Saja.

Ini emporis related to empire boh?

I believe the retail mall is purposely sold on retail strata basis. The proceeds can be used to finance the project. Management of mall is not gonna be easy in times to come so I believe they selling retail enbloc to those who got connections.

Some must hav missed out shc performance in one u. Fast fast go ssm search to c how well a successful biz in mall management if no hanky panky.

And let me giv some ingredients. One can start using link2 to argue selling in retail units. How can sapoters miss tis important point.

Don't see this as a good project. Take a much more matured location like KD itself. So many vacant offices and retails.

I duno whts their retail track record.. Yes they are smart in making profits n thats why they have to sell off to transfer the risk in this challenging retail times..

Hello2, Not related to empire.. diff company with slightly same name.. empire only building new mall in damansara, USJ n iskandar...
