Honestly. Subsale Cascades is way better than any projects in KD. With only 266 units and Mitraland office next door and walking distance to MRT KD.. You should promote Cascades instead. While all the other players in KD are setting a new benchmark, Cascades will tumpang their benchmark roo. Verbal valuation for now is 980 per sq ft. Cascades benefits from the malls around as residents there don't have to go through all the jam getting in and out. Tropicana, Nexis and Strand will feel the HIT really soon. Have to agree with your good investment on Cascades but not Emporis.

TH is slightly on the higher side now. 1080 per sq ft after discount while strand is going on 1000 per sq ft. If you guys think TH is ridiculous, be hold for the new service apartments by Sunway next to strand garden offices. Rumour has it going for 1300 per sq ft. Really new benchmark.

Not gonna be bias here either. The projected demographic growth in KD plays an important role as well. What we see is not what we know. Based on knight Frank research, the population growth in KD is actually growing faster than the developments in KD. I can't deny that the commercial spaces in KD is over supplied but not residential.

In a nut shell, KD is a good investment for residential units. I'd opt to stay away from commercial for a while now UNLESS there are huge bargains of cuz.

Saw u mentioned some where before. Really best buy ever. I really think Cascades is a silent and hidden gem in KD while other players are setting new benchmark. Another plus point is it's unique design.. lol even nicer than TH, Strand and Nexis.

Take a good look at Cova Square in KD. Such a big fail where it's so dead. Emporis might have a high chance of becoming the next Cova Square.

Aiyo, u believe got such people work so hard provide you information about property without any reworks meh, although they claimed themselves as non profit organization, but in fact to gather more followers, promoting Some projects indirectly, once become famous in property market, open platform like iproperty to earn $$, developer hire them as advisor or speaker, wahh,, that time $$$ all come to their pockets even no need to invest in any property. so hard core

Btw I'm not a property guru as I have never agreed to it and all our speaking events have never featured my face in media advertisements. C'mon we do Starbucks presentation and I think property gurus out there are laughing at us. And our free-entry sharing is normally "info-packed" and not telling you about "dreaming" opportunities.

Yes more than 26 developers have approached us... including big names like EcoWorld, Tropicana, MRCB etc. We are very selective of projects - either by design, the detailing factor, or the sales packages. (btw we are more of a consultant rather than agent as we provide various types of services mentioned in our website)

But my sharing of projects in this forum continues for FREE and also on our website. We gonna provide extremely alot of data onto the Internet world soon, hence becoming all in one property hub.

You can say whatever, but my heart remains committed to engaging both developers and property buyers and the public. We even do affordable housing project and many of our readers here have benefitted including many Bumis. smile.gif

bumi is always benefited but never bother. It is not their key target to get property as an investment or to stay. They have many other choice to get them richer even better than property investment.

Average bumi only believe in property investment and promoting it.

But I think most chinese here is immature and when we discuss into in-dept. They tent to have their own idea and direction which I think could be lead to conflict of interest. it is a common behaviour among chinese. That is what lead us behind Japanese and westerner.

I meant deserving Bumi as affordable homes under Rumawip must ensure everyone no property yet (in KL though) but most of them are just renting.

Same thing as deserving non-Bumi. We know of many wage earners (like me actually) who are struggling to cope with living expenses as well as some families are renting homes. Nobody (definitely not property gurus) serves this segment, so we do our part.

Back to Emporis topic, yeah someone called me yesterday to ask about this project. There are no full details yet. Spoken for close to 15mins.
