Only 150 units which means half of the total available units? I am a property newbie and also heard his name from my friend. Wondering why he insisting first time home buyer? No down-payment and would be funded by him. How is he going to do that?

Wah. But how do you define mall failure? More than half empty for first 2 years? (a lot of malls need several years, even Curve). Or half empty for 5 years? Or have to declare bankruptcy?

If u are a good developer, u wont sell yr LARGE MALL as strata units.

I think the developer (heard from someone who knows the developer) intends this as a boutique mall, like shoplot-style, so probably no "major" anchor tenants since nearby will have cinemas etc anyway. On their website, they even use "experimental entrepreneurs".

WOWOW no anchor tenants n wana survive in mid end KD market.. So boutique tenants n experimental entrepreneurs means like encorp strand lah but strand which FAIL at least got anchors to bring in the crowd. Here no anchors n purely depend on residents n small shops to bring in the crowds?

Haha. Actually I'm just guessing about the anchor tenant, since they just mentioned boutique.
Oh OK, no wonder the 4th floor want to sell. Haven't been there recently, nothing much to eat. But very high price too.

One City is a good example of FAILED mall~ totally matched with the 3 points that u mentioned..

I highly doubt that a mall with NO anchor tenant can survive in that area (especially).. doh.gif doh.gif

Anybody that have visited putrazz mall will know the result of NO fashior anchor (like aeon/parkson) in a mall..

Large mall sell as strata unit can almost can confirmed going to fail. Fierce competition between mall nowadays. With strata units the mall management going to have big big jialat issue waiting for them. No full right to control the tenant unit. Soon later Manyak funny jialat stuffs u can find there. Cry also no tear.

I am frequent visitor of One City Mall.
Usually go there for movies since less ppl biggrin.gif

Kinda a dead place

Errrrrrrr u sure ur hearsay bout 1m 4th flr korek hor. Do u know how bts price was goreng few yrs back??? Maybe lard ll tell u lotsa sugar-coated words but he know nuts bout bts i guess. Nah I guess nia hor not hearsay hor.

In another forum which is oledi down by now there was a gungho agent aka 128 gor mentioned one city sure huat. Now kantoi liao. He is lucky forum is down but I know who is he in real life.

Agent oh agent. Pls b ethical when making sales. Dun sia sui other gd agents pls.

One city mall. Been there once for my whole life time and very unlikely will go back there again.

What a waste for such a reasonable good piece of land and all the money dumped in.

Prop newbies should at least seek for advise from ManutdGiggs/babizz. This will helps you to reduce risk especially avoid "con" by those unethical prop agent or so called guru (lard).

prop agent usually talk "very nice" for the area that they wanna sell.. They don't care the buyers (like us) as they wanna "cari makan" only.. It's their JOB cry.gif
