Unit is small with all the overdo furnishing . I don’t know I just feel suffocated

Another lelong unit sold yesterday.
807sqft unit sold at 480k. Should be the highest per sqft transacted unit in the lelong market so far.
Single bidder won unchallenged.

Converted from 3 rooms into 5 rooms.
Master bedroom rental fetching RM1100. Exclude car park.

Some modify the wall and make it into a dual key unit.
This iis a different approach by this sifu.

I have few questions in mind.
1. Why would students stay at the unit considering most of the Uni allow students study from home?
2. RM1100 for master bedroom with such a basic fittings seems too good to be true....aren't it much cheaper renting a bare unit?
3. I just passed by Emporis and only noticed roughly 30% of the units are currently occupied.... this Guru wanna sell units is it? whistling.gif

Same size as previous unit 807sqft.
This is vacant brand new unit.
Sold at 489K.

1044sqft unit fight from 499K. Bank value at 760K.
Attracted 6 bidders.
Sold at 550K.

More than 1km to the nearest MRT station: Kota Damansara.
So is not walkable distance wise.

Attracted 5 bidders.

Unit sold at 502k.
Price and demand here is slowly getting more now.

As an owner and tenant here for 1.5 years... I would say the defect and repair are OK but not perfect. Atleast the defect team attend to complaint quite fast (within 2 to 3 days), for those small defect they repair it fast but expect slower for electrical thing.

As for the exhaust fan is a design fault, can't blame the defect team...

Overall I am enjoy staying here

Have 2 units doing sublet managed by some management company there cos not from west msia. So far even during covid also manage almost fully rented out all room unless sometimes got problematic tenant or tenant moving out so for turnaround, but now covid back fully rented also. Did lowered down expectation but ok la, at least cover 80% loan. Thinking letting go 1 unit but seems like market price not so good because alot lelong going on. And property guru there, they mix the duplex soho unit with the residences one, so dunno wan see which.

Never been there to see my units probably tis year will go and have a look. Thinking if future and take bak sendiri stay also no problem.
