807sqft sold at 555K.
The highest transacted lelong price so far for unit at Emporis.

Demand is high due to easily convert into room rental / sublet?

Heard from a friend who works there, the residential units mostly rented to low budget tenants? Many renting by room and the value hardly appreciated after few years.

Not sure if it's true.

Coliving concept. Ownstay buyers won't stay there. Good rental yield though.

What is the end game if value of the property is not appreciating?

Theoretically when the yield is good the value will improves. Guess the reality is investment properties which rely heavily on coliving have to go all the way with rental game? It seems like a 1 way ticket. 😅

This project has too many weak investors. Probably with multiple compression loans. All buy during the peak time. I remember there is a sifu rallying followers in social media to buy this project.

When the tide goes out, all of them found naked.
