How much is the 20x75 GH and 18x80 AP DSL and any downpayment rebates? Not easy to come up with 10% downpayment so it will be good if LYG can give good rebates! smile.gif

How come only 2 fan points? Should at least give 6 ie 4 points for 4 rooms, 1 for dining & 1 for the living.

The gate  for GH does not appear to be wide enough for 2 cars- should provide a wider gate so that 2 cars go enter & exit the car porch easily.

For the wall tiles, as there are only a few feet left to the ceiling (currently door height), LYG should provide full height wall tiles for the kitchen & bathrooms. shakehead.gif

Hi BRE - Our Garden Heights Phase 5 20 x 75 starts from RM526,100 and our Acacia Park 18 x 80 is RM4xxk. Both still have discounts and you won't need to come up with 10% down payment. Kindly call our Sales Gallery at 603-6093 5188 and speak to our Sales Team for more information.

We value your feedback on the fan point. We are in the midst of discussing with our consultants to explore if this can be added. We will make an announcement once confirmed.

The porch for Garden Heights can accommodate 2 cars easily.

As for the wall tiles, we made a decision not to provide full height wall tiles as most owners will want to install kitchen cabinets / water heaters and having tiles will just make this process more difficult. And savings from these are in fact passed on to buyers, so you can enjoy a good product and a great price.

Hi admin.. i received an invitation from your iproperty-partner salesman for the acacia park softlaunch promo. i am also interested to compare acacia with the GH Phase 5. My quick Qs:
1. Is the promo still available for GH?
2. Can I contact the same salesman to ask abt the GH?
3. If not, could you PM me the contact details for the GH promo?

Looking forward to your reply. Thanks in advance.

Dear LYG, I can understand for kitchen wall, but how about the bathroom walls? The water heaters will only occupy a small portion of the bathroom wall so it will be good if you can provide full height wall tiles for bathrooms. Presumably, you give water heater points to at least 2 of the bathrooms? If yes, then having full height wall tiles to the bathrooms will not make the installation process for the water heater difficult!

I am not talking about the porch for GH, I am talking about the size of the gate as the width of the gate looks smaller than the width of the car porch. So when 2 cars are parked at the porch and we need to reverse one of it out, the driver has to becareful so that he will not ram the car into the narrow gate!

Can you give me the specifc figure for the Acacia Park, rather than indicate it as RM4xxK? Is the price not confirmed yet or it varies according to different phases? At least pls give me the price range and the min price.

It doesnt cost much to add the fan points and should be no problem lor to add it! With the additional fan points at least the owners dont have to hack the walls to add it or attach ugly casings to add the points!

Hi BRE, I agreed with you. For the bathroom, they will be provided 3 heater point, so that mean if providing full height wall tiles should be no problem when installing the water heater. For the fan point i still not understand why they only provide 2 fan points (in living hall & master bedroom) only. Fan point at least must have 7 points which cover all 4 bedroom, 2 living hall and 1 dining hall.

Bro, the lesser the fan points, the lower the construction cost ma! shakehead.gif

For this price, I dont expect homogenous/porcelain tiles for lliving & dining since ceramic tiles are cheaper & of lower quality, but at least LYG should give more fan points la to cover all the rooms, living & dining halls.

I have just booked an unit of Phase 5.
So, I can expect the fence is ready when Phase 5 is handed over, right?

The setting up of Resident Association will start after Phase 5 handover, or you will start it now?

Security is always the main concern for residents, and a main factor of property price.
*
how is security over there?
is it very bad many break-ins and foreigners conducting crime?
i am still not familiar with this area yet.
surrounding is ??
oil palm trees?

Acacia Park is not officially launched yet.
I am not sure about the surroundings as well, it's better you can go to that area and have a look.

As I know, Phase 5 still has available unit last weekend.

Hi BRE - the lower the construction cost, the more value we can provide to our buyers. We will confirm the addtion of fan points, bathroom wall tiles, and the size of the main gate opening with our consultants this coming week and will revert to all here.

Please bear with us. Thanks

Hi ibbrio - For Acacia Park, the Early Bird Discount is ending after this weekend. Please visit us at MAPEX or the IProperty Expo at Paradigm Mall. Details stated a few posts up.

After the Early Bird Discount, you are looking at sub RM400,000 for a typical 18 x 80 double storey terraced house with perimeter fence, street CCTV ams guard house to be constructed by the developer and handed to the Resident Association.

We cannot publicize the exact price at this point of time because we have not obtained the APDL.

There are less than 100 units left for Acacia Park Phase 1.

Maintenance fee is estimated to be less than RM50 per month.

Please call our Sales Team at 603-6093 5188 or visit us this weekend.

Hi LYG, can i know what is the height of the proposed perimeter fenced for the GArden Heights. Where will the proposed guard house located at garden heights and is that any layout plan for the said perimeter fenced for Garden Heights. When will lyg will submit the proposed laayout plan for the perimeter fencedĀ  to MPS for request approval. Do you have proposed guard post picture...?
*
Hi faishalll - The proposed height of the anti-climb fencing around Garden Heights is 5 feet. The perimeter fence layout and design can only be submitted to MPS upon full handover of Garden Heights Phase 5.

We will post a picture of the Guard Post and its exact location once the design is finalized by our architect this month. It will be sited near the Garden Heights Phase 2 show unit.
