Hi, refer to Rancangan Tempatan MPS 2020, they will be 50 meter road near Bandar Tasik Puteri grand entrance connected direct to Kota Puteri and Lagong interchange at Guthrie Highway..and another 50 meter road from Anggun 3 toward Rawang Food Industrial Park and connected at Jalan Tasik Puteri near M Residence 2...is this masterplan is right and do you have any idea when it will become true.?Attached File  MPs2020.pdf ( 1.21mb ) Number of downloads: 236

As this point of time, BTP need to build more shop houses. 24 units new launch Medan Puteri 2 will not enough for this township at this moment. The current shop houses tenant not impressive. This township need major bank like Maybank/CiMB/Public Bank, coffee shop like starbuck/old town/paparich, LYG must build & launch more shop houses before the LATAR interchange completed at mid 2016. This township lack of this facilities. Beside that LYG must hold 20% or more shop houses to lease to banking services and etc. That mean LYG must choose the right tenant to enter this township.
Beside that, LYG must improve the entire infrastructure at this township like road near green valley park, the central park, unmanage playground area, empty land that unmanage, the landscape for the whole township. LYG have improve a lot the whole township compare when i visit this township 2 year ago.
I also believe that Bandar Tasik Puteri have huge potential because it very near to Selangor Vision City near the Guthrie Corridor and im happy that made the right choice 3 month ago when i purchase a unit at garden Heights.

Yes, I referring to this interchange (Lagong Interchange). This interchange located at Lagong Mas, Rawang (part of Selangor Vision City) owned by Sime Darby. However no master plan yet release by Sime Darby for this area. I also heard that Sime Darby will start kick off Lagong Mas (2018). Kota Elmina (2017), City of Elmina (2014)

LATAR interchange to BTP is already confirm and already start land clearing. I already do site visit last week during Garden Heights Phase 5 launching event. Expected completed in mid 2016. My personal view, this township have a huge potential in this coming years. This township also located in radius less than 30 km from KL/PJ/Shah Alam and we still can afford to buy spacious double storey. If price not your consent, you may buy at others area that located within 15/20 km from KL/PJ/Shah Alam. As part of Rancangan Tempatan MPS 2020, this township will become Urban Regional Centre for the North Klang Valley. The good township also must have excellent road connectivity and currently this township and other parts of Rawang lack of this facilities. Even BTP will have direct interchange by mid 2016, that not good enough for become establish township. Few road will be connected to this township from different direction as stated in Rancangan Tempatan MPS 2020. Once this road connectivity completed by 2020, you may be regret why you not buy at Bandar Tasik Puteri. You also can come to BTP thru Rawang Selatan exit without entering to LATAR highway. The new interchange and exit currently under construction by TPPT Sdn Bhd. That exit will benefit GAMUDA Land property, Kundang Jaya, Kuang, Bandar Country Homes and BTP as well. This interchange will be completed next year (2015).

My advice, grab 1 unit or more before the price increase high. Phase 5 Garden Heights launch min RM 521k. It increase around RM100k for my phase 3 Garden Heights.

Hi LYG, when i purchase garden heights phase 3, according to sales team, garden heights to have perimeter fencing, but i not sure about security post and CCTV. Picture below extract from bandar tasik puteri website for phase 5. Beside that, most agent at propwall, iproperty website also mention have fencing, guarded services.

Hi...i believe, BTP will have club house for resident. Can i know what is the features for this club house. Never mention anywhere...only have front entrance artist impression pictures. Is this facilities free for garden heights resident or have membership fees. If hv membership fees it will be good if garden heights and acacia park hv 1 yr or more yrs free membership. For the rest resident of BTP how?

Hi, yeah..u are right...the sub-sale value at Bandar Tasik Puteri is more cheap than new house launch at BTP. Whatever it is, BTP need more resident here to make sure this township success.

Those day, BTP is very cheap and have a lot of resident purchase here but not stay here due to distance and road connectivity. Time will change now once the BTP interchange complete in mid 2016, the sub-sale value here also will increase.

Beside that, the reason sub-sale house here is cheap because of the land issue. Most of the block at BTP does not have individual title yet except few block like block 3,6, 7 and 8. You may experience difficult to get loan from bank if you purchase at block that don't have individual title. At the moment only CIMB Bank will accept application for BTP. I also heard LYG will settle this issue with land office. The house that already purchase few year ago but dont have individual title mean your leasehold will not start yet until you receive your individual title. But the cons is if anything happen to the purchaser before receive the individual title then how?

Maybank don't accept loan application for Bandar Tasik Puteri. When i ask them, they dont want to say and let me know that is confidential and only will accept BTP loan application once decided by Maybank management. However, from time to time, this township will be successful and it proof already will commitment show by the LYG. Must remember, BTP is LYG largest township and they will make it success because they still have huge land bank available at this township to be developed.

Can i know the land size proposed for this club house as i believe this area at BTP 2 already gazetted to local council to build pusat komuniti and klinik kesihatan..

Menaiktaraf Jalan Negeri B27, jalan Rawang-Batang Berjuntai (Fasa 2 dari persimpangan Bandar Country Homes ke sempadan Daerah Kuala Selangor. Daerah Gombak Selangor already awarded to Anjaria Properties Sdn Bhd worth 25.7 million on 2013 by SUK Selangor. The project must completed in 96 week. Phase 1 almost competed.

Signboard already have near the Saujana Rawang new entrance since 2013, but construction work not start yet..don't know why. Anyone know about this.?

Heard from m residence sales person that it will be petrol station n hypermarket (tesco or giant) at infront of jalan tasik puteri main entrance. The hypermarket is just beside the m avenue n petrol station infront of m avenue. Total shop lot at m avenue is 107 units.

Tesco already have at rawang and puncak alam...so possibility a bit low. Existing giant location a bit far...so i will be possible to open either in m residence or tasik puteri. Jaya grocer normally will not build their own building, they will rent space either in mall or office tower. I personally prefer Mydin Mall and mydin only have supermarket at rawang. According to source, Mydin Mall only will be built with population 150,000 within 3km radius...so that not possible also at the moment.

Can LYG update the master plan (Pelan Susunatur) at btp website more details as per reference attached. So it will be better understanding for the resident and prospect.

hi lyg, yes at ur new website. It nice and interactive master plan but not details enough. Should include everythg include the police station location and plot, fire station plot, community hall, completed project name. Please refer link below to understand what im trying to say.

Hi LYG, why Petronas petrol station still not open even already complete sin june/ july 2014. Is that because jalan tasik puteri that should connect to petrol station still not open yet? When lyg want to connect this road. Any date to build the road construction
