Yes, Acacia park is G&G. Around RM50 per month.

and have to pass how many traffic lights before latar?

Dear all,

Last week on Saturday I visit Bandar Tasik Puteri (BTP). I reach there around 5.40pm. So before proceed to Garden Heights site, I make a tour at BTP Township to see is that any progress or improvement in the township, however not much since my last visit (1 month ago). When I tour the township, I see a lot of people jogging in the road side, maybe they comfortable jog there because less car in this township. I ask myself why they not jog in the Puteri Central Park. According to LYG, they have jogging paths, exercise equipment and contemporary landscaping at Puteri Central Park. So I stop at Puteri Central Park to view the area by myself. Unfortunately, this park not maintain, full with rubbish, gazebo broken, toilet closed & lock and not even comfortable to jog here. No watch tower, no exercise equipment, broken children playground, no walking path to the water features and the landscaping is bad. I also notice, only 2 people jog here. The 33-acre Puteri Central Park is not suitable place for your outdoor activities. I believe, this park already surrender to local council (MPS), however is LYG take the initiative to beautify this park as part of CSR, definitely MPS has no objection. Does LYG have plan to improve this Puteri Central Park?

ibbrio: is about 2.7km from from acacia park to BTP interchange at Latar highway. The interchange will complete at mid 2016 however the road from acacia park to near BTP 6 will start mid 2015. No traffic light.

If you exit from BTP interchage at LATAR highway, you need to exit at Persimpangan Kuang. At persimpangan Kuang you have option either to enter Plus highway to KL / Ipoh or Guthrie Highway to Kota Damansara/Subang/Bukit Jelutong. From BTP interchange to Kuang interchange is about 8km less than 5 minute drive and need to pay RM2 tol before enter PLUS or Guthrie Highway. If you enter PLUS highway, and exit at Jalan Duta tol, you need to pay RM2.90. If you continue the LATAR highway and not enter PLUS or Guthrie highway, you will exit at Templer park to continue drive at Jalan Kuching and you need to pay another RM2 before exit at persimpangan templer.

Once Plus Highway Rawang Selatan exit Sg.Serai/Kuang/Kundang Jaya complete, we may escape RM2 tol at LATAR highway. The distance from BTP 3 to exit sg.Serai is around 7km, however you need to pass thru bandar baru kundang, kundang industrial park and sg.serai. Is around 12min drive due to road condition not so good.

ibbrio: the Puteri Central Park is located at the heart of BTP (next to school & proposed hypermarket/shopping mall land). The land belong to LYG and already surrender to MPS to maintain and this is public park for everyone not only BTP residence. We not blaming either MPS or LYG, however i believe this park can be good recreation area for the residence if the condition and landscape is well maintain. I also want to suggest is LYG can take this responsibility to beautify this park and it can be good selling point for LYG as well. Below some public park at Desa Park City, Kota Kemuning & Alam Impian

ilam: can i know how much the cost for such Guard post and entrance statement? The proposed Garden Heights should be like this however not at the moment, maybe once all garden heights complete. Guard post for garden heights will be located near phase 2 since the entrance as per picture below will be used by garden height residence and Seiring residence, so cannot put guard post at the entrance of garden heights entrance statement.

Everywhere have crime. According to LYG, they will enhance the security in this township. Few step will be taken like build guard post at few location around the township. Beside that, they also already engage security patrol team. The group also will built dedicated police station for this township (more big police station). Currently police station located at Medan Puteri commercial (shop lot). LYG admin will clarified more details to you.

Thanks for your prompt reply to my post previously. Im interested to purchase your latest Acacia Park Phase 1 for own stay.

Few areas of concern that I wish to seek your kind responses:

1. LYG promise/marketing strategy for the LATAR interchange now, is again empty promise as before (quoted from wut2du) or for real? Homebuyers, especially those commute to KL/PJ on daily basis, are REALLY keen on the interchange status, of which will affect our decision making and future life in BTP. It is of major assistance if you could post some sort of approval letter from LATAR or Lembaga Lebuhraya Malaysia or the Majlis Perbandaran Selayang's development order approval for the said construction (Fyi, i've seen the image of the notice board for the construction and know salesperson 'talks' about RM100Mn LYG contribution to the project).

2. Is there any major issue on water supply to BTP so far? Apart from the Langat 2 thingy. It is hoped that your consultant design the township water supply appropriately since from my research you are targeting for 120k of population in future (double from now). For Acacia Park Phase 1, every unit should have own water tank and water pressure for ground and first floor should be good enough (not low water pressure), right?

3. Hopefully you will push for UNIFI access made available to the township. Im aware that TM will make the call but maybe a little of push from LYG will be a great help to the application. This will certainly welcomed by existing and future homebuyers and be a great marketing strategy to LYG as well.

4. Can you confirm that the perimeter fence around Acacia Park Phase 1 will be of anti-climb type? The security patrol you mentioned previously was for the whole BTP or will be provided in every phases?

5. Could the developer consider to install the automatic post (with smart card access) at the guard house?

6. Could you inform your project team/consultant to provide user-friendly bumpers at the inner road in Acacia Park Phase 1? I note some high bumpers being installed in Malaysia housing area that really annoyed ppl and to some extend could damage cars.

7. I noticed a grey box drawn inside the proposed playground area in the sales board for Acacia Park Phase 1. What is that actually? Do you have the details of facilities to be installed at the playground. Hope it is of high quality, durable and safe for our kids to play.

8. We do hope that if LYG's announcement (together with concrete evidences/MoUs) on the establishment of hypermarket/hospital/banks/petrol stations be made in near future, will help boosting our confidence in the sincerity of the developer to flourish life in BTP as well as keeping their promises and not just marketing strategy.

9. When do LYG plan to complete the clubhouse (near Acacia Park Phase 1 and GH) construction?

the construction cost is depend on these :

- total sqft of the area x contractor price per sqft

i.e : guard post area= 350sqft x current contractor price = about rm 200.00 (estimated with QS price) per sqft

say ,total : 350 sqft x rm 200.00 =Rm 70,000,00

this excluding landscape ( green area & entrance statement or pavements )

i think overall for the grand entrance should cost less than 100k.

park is good but when it is quiet, be carefull of crime, somebody lurking in the bushes to attack and rape
when place is deserted could be foreigners (workers) there waiting to attack
MPS then should be blamed for not maintaining it right?
the residents can complain to MPS to ask them kerja kuat sikit to repair and maintain

Don't develop the area too fast. Later no more foggy in the morning and don't hear bird singing anymore. I hate too much development in this area. Go develop other area. I need peaceful environment. Period!

100k should be nothing and is cheap for developer
depends whether they want to do it or not but the grand entrance to BTP seems not bad, betul?

you meant could be guard open manually like those cheap RM 50 per month residents DIY?
where to buy sayur now in BTP? dun have and must drive far to aeon?

but certain area is just the favourite for crime
so BTP is ? since so quiet inside?
many foreign workers live inside?
