See the wall plug that his guys installed. When complain to him he said because they were rushing to the next site dont worry small matter only we will come and touch up later. My point is why do someting that you already know gonna require touch up later? It seems as though you are doing a lot but in fact many of the work is not necessary (ya again because he wanna rush for work to be completed ASAP). I should mention also I didn't ask for these wall plugs to be installed.

Sorry to hear about your frustration because I was 1 of the forumer here recommending his work, which may have causes you to caward Yap as your contractor sad.gif

I am not blaming anyone in this forum and just want to share my side of story.

But to be honest I have to admit at that time I didn't even bother to make comparison because of all the reviews (even though I feel his price is not cheap) thinking everything will be all good.

Of course he may have his side of story to say its my problem but I couldn't be bothered. Life is as such and I am gonna just go source for some other guys to do all the remaining work for me.

Btw just a note that Yap is actually looking at this forum pretty closely cause he responded to my feedback here via text. And of course chase me for the balance payment and saying words like in this incident we can't be friend anymore (is this a threat to me?). This is what happened when you complain but not like I care.

I made it clear to him that I will pay only when the other people finish off the job that I expected him to complete without much problem. Like it or not.

I wouldn't say he deliver 0 defect, but he is prompt enough to rectify the defect found. I guess I am easier to give in for such cases because I do believe nothing is perfect, the crucial part for me is more towards collaboration in fixing the defect. It is just like anything in the market, be it new house from branded premium developer, cars, appliances etc. But, you are not wrong per say because deliver with quality ain't the golden excuse either.

I see as 'not so right' to hold up someone payment because of defect. Do remember the differences between 'delivered with defec' t vs 'non delivered'.

Since you are engaging another contractor to complete some/unfinish work from Yap, I think it is better if you outline what is in/out from his defect liability. I have neighbour who engaged multiple contractors for 1 area of work, end up the defect/unfinish work left to no man's land.

Ya he doesnt like ppl critize his work biggrin.gif Mine problem mostly is his altitude problem who i feel abit action(so called over confident) during the earlier stage of the renovation that why I got some argument with him(actually is very small issue like complain us taking long time choosing the tiles/water pressure too high),after sometime we able to work together by tolerate each other .

Problem is wireman connect the wrong switch(fews) when i go to check for it, and he quickly sorry and admit it ,he quickly arrange to solve the defect works .Actually got many other defect which at the end he gaodim for me that why I got no complain and start to change my mind by feel positive on his renovation works thereafter

To all Penangites.. beware of this contractor SNG SHAAM HOCK. Nick name Ah Hock. IC: 720731-10-5689. His projects normally in Kulim, BM and Pearl City.

Our payment is 30% of each stage to start. we start our renovation in March, everything went smooth until we paid for 3rd stage, he is disappeared. refused to pick up our call for a month. He even didn't pay money to his wiring subcontractor and ended up the wireman returned yo my house and destroyed my electric main box. i have cctv captured.

we have lost around 13k. Police report has been logged. i believed he keep changing name card, phone and address and continue cheating people. Police told me this guy has few home address in the record.

I pray no other victim fall into his trap.

Just to add on my experience with this contractor. Basically he will intentionally spoil your stuff (i.e. aircond, hood, hob) when he dismantle it and tell you it is spoil. Then later on he will take the stuff away. Needless to say he already took countless of other smaller items that he dismantled from my house. Now towards finishing the house, he started to drag his work, don't want to wrap things up sooner.

Just take note. I hope nobody else will get cheated like I did.

As far as I know, when company engage a contractor to build a projects etc, they will require the contractor or subcontractors to sign a contract with terms such as defect liability period with retention sum and late delivery penalty etc.

All these have been not practiced among small contractor?

Hi all,
Need advice/opinion for my issue.

Long story short, hired a lousy contractor to do kitchen renovations and paid deposit. Since i myself am busy and not in the rush (2nd home) the renovations was never completed (less than 50% completion) due to lousy contractor whom initially promised 3 months and now after multiple extension 1 year later never completed.

Argued with the contractor for his incompetence and he promised will give 100% refund (verbally and also in phone/chat conversation). Had to chase,argue and even make police report before he made some partial refund 70%.

Now still chasing the balance 30% from him and getting tired of all the BS. Anyway i can speed up this process for getting my money back?

Hi,

I suggest to visit https://ttpm.kpdnhep.gov.my/ and file a claim there.
But here is a long process and administrative work you might need to handle.

I to, very bad luck that i hand over my dream house ( basic unit ) to renovation contractor
1. to extend yard and wet kitchen ( roof type )
2. to extend car porch ( roof type ) hacked column and lay new floor tiles with concrete work
3. to hack and change all flooring upstairs, downstairs, staircase
4. to change and reno all 3 bathrooms
5. repair leakage
6. construct 30' concrete table

along the process , the renovation went messy and relation was sour. the workmanship is poor and they even used recycle woods.
There is no reply and feedback from phone call as well.


i also very headache and have became part time site auditor to check and audit the site almost daily.

what became worse if the product outcome was not fulfilled to my requirement and expectation.

i feel angry, upset and all my hard earned savings has been used up and not satistfy with the outcome and may have to get another 2nd contractor to continue.

Any body can also advice me how to move on?

Worry that if I report to tribunal. he will sabotage my family as we heard that contractors are usually evil

To be honest I give up reading this thread because you get the real bad cases which you won't want to engage the contractors' service. The ones recommended here you never know if they are contractors disguise as customers and self recommended. Even in the real cases the persons did the recommendations may also have different expectations from you.

I would just ask around from friends or people that I know. At least they know my expectations.
