To me Yap is knowledgeable and he can really give you good advice. He is responsible too. The tiling and painting work done by his worker is good. But the electrical/wiring part I wouldn't recommend at all.

Look at the picture below. the 3 gang one was installed by the wireman and they told me the switch is like this one. I don't believe so I open it and fix the 2 gang switch myself and its as per what I thought it would be. Apparently they didn't even know that they need to clip the frame and the switch before installation until I tell them so. Then I ask them to recheck all the switches and the wireman only fix the 3 gang one in the picture below.

Priority is to change my house's roof tiles.

It's leaking a bit especially during heavy rain + strong winds.
And also to replace whatever timber truss that are rotten or damage.

Currently my house roof tiles tiles are worn down and no longer smooth.

And if Yap's workmanship (and price moneyflies.gif moneyflies.gif ) is really OK, then will probably ask him to hack and remove the old cast iron (galvanised iron?) bathroom pipes that is slowly seeping (rusty).

Or also including the wooden truss?
Or do you intend to revamp the whole roof?

In my opinion, it's better to ask Mr Yap (or other contractors) because his quote depends on the layout & size of your house and other issues with your house roof itself. excl.gif

Funny thing is I don't remember I agreed paying them to come for training.

This Yap will always say to me that friendship comes first and business comes second. And the moment I told him I do not want any of his guy to continue with the work he said to me that we can't be friend anymore

When complain to him about the wiring work he will just say his other work like tiling and painting is good la & etc. I to that but what is proud about this? I paid for the quote that is not the cheapest so delivering good workmanship is WITHIN EXPECTATION and not something EXCEEDING EXPECTATION.

Given a choice I would rather ask the wireman from the shop to install for me at least they won't tell me that the fan/light I bought is too fancy and normally it only takes them a day or two to finish all installation without much problem.

My experience with Yap is totally frustrating and disappointing but there seem to be quite some positive reviews about him. Well I am just sharing my part of story.

I should mention also I didn't ask for these wall plugs to be installed.

Any body can also advice me how to move on?

Worry that if I report to tribunal. he will sabotage my family as we heard that contractors are usually evil

I did not give his the required amount as I felt I've paid a lot.  I compiled my payment against his quote and remove whatever that is no longer required and found I only owe him a few thousand. Outstanding work worth 20K is still not done !

After MCO when people starting working, he cannot be contacted anymore. He will switch off his phone and only certain times you're able to get him. When ask about completing the job, he would say he needed money to pay for materials and worker. I sat down with him and showed his my outstanding balance is only a few thousand and I should not be paying him till he finish the job. From then on he would only send one worker to do complete my reno. At times he would as me to buy materials as deduct my outstanding. After a few deduction, I no longer owe him money but he owe me instead.

From them on no worker came and he completely avoided mt by not answering my calls and switching off the phone.

Balance work not much now about 5k and i thik he's not going to complete it. I ask other suppliers and they say nothing much I can do and accept the loss. During CMCO few supplier came looking for him claiming he owe them money. His worker also not paid for many months till they left for other jobs.

My advice to you who's doing reno, DO NOT pay your contractor till the job is done especially the last few payment. My feedback from other people is the same. Contractors cannot be trusted.

This contractor is based in PJ and driving a silver Vios W2252Q

Please avoid him at all cost.

He even told us another nonsense story about his supervisor left and he was so busy with other contracts he had.

When asked on the progress, he always said "don’t worry, small matter", for a work he promised to finish in 2 weeks, took more than a month and a lot of our own time to supervise- he never once came to supervise on his foreign workers, even after I asked him to check on the work done, as it was quite sloppy, he kept giving excuses to not come and check. He even said he thought we were not serious about the date that was discussed and agreed upon in the contract.

Worse is the lighting to our toilets, it was done in a really bad way, that the housing fell after a few months and we found out from another electrician that we engaged that the bulbs were not fixed and were free-hanging.

He is very condescending towards females, and will launch a tirade justifying why his workers haven’t finished the work within the deadline, but won’t address the actual issue with you, which is to ask his workers and supervisor to be on site and DO WORK! And by do work, I mean do QUALITY WORK, not sloppy work!

Towards the end, he instructed his workers to hide my house keys, and wanted us to pay in full asap (before inspecting) and launched a BS story about his deputy Chong stealing my keys, and he lodged a police report on his deputy. He STILL did not want to meet us to inspect the unit for defects together before we make the payment! Really a nightmare to hire Yap Peng Kim! Stay away from him at all cost! NEVER AGAIN  mad.gif !

A word of advice to the rest of you, please do remember to add in a clause in your renovation contract about penalty for late delivery of the property.

Like some readers in this thread, I was also on the lookout for a reliable contractor but upon reading these kind of horror stories, I'll avoid some of the mentioned contractors at an arm's length. bruce.gif

However between March and November last year, barely any work was done on the house.
"There was only one worker at the site and he only worked one or two days a week. Sometimes, no one was working for two weeks straight,'' said Gopinath.

Sudha said not a single room in the house was fully completed, cupboards were missing doors, kitchen cabinets were half done and everything was in disarray.

Suspecting something amiss, they went back to the factory when the contractor stopped taking their calls and were shocked to find the factory was no longer operating.

Further investigations revealed that others had identical issues with the company concerned, particularly the individual behind it.
It is believed that the individual concerned hides behind different names and companies.


Another couple, Ronnie Tan and his wife Jamie Lang from Kota Kemuning, had a similar experience with the same contractor whom they paid about RM250,000 to renovate their bungalow.
"He did some hacking, painting and carpentry work which was halfway done and showed poor workmanship,'' Lang said.
"He was supposed to complete the job in 120 days. There were multiple delays, including days no work was done nor was anyone at the site, and then he stopped taking our calls or messages,'' Lang said.

Both couples have filed police reports and are now in the process of taking legal action against the company.

Meanwhile, Kok said she would be pursuing the matter with multiple authorities.
"I will be writing to the Attorney General's Chambers, the Malaysian Institute of Architects, CIDB (Construction Industry Development Board) and the MCMC (Malaysian Communications and Multimedia Commission) to investigate the individuals concerned.

A bank employee was looking forward to renovating his single-storey terrace house after staying there for over 20 years.

Jamion Adha Abdullah, 47, was planning to expand his house in Taman Intan Jaya, Mersing, about 140km from Johor Baru, by adding an extended living area and kitchen.

He engaged a contractor and the project began on Nov 16, 2021, with the expected completion date on April 30, 2022.
“The cost of the project was RM120,000 as agreed in the contract,” Jamion said when met outside the Johor Baru Consumer Claims Tribunal.

He said the scope of works included drawing and 3D presentation, demolition, foundation and footing work as well as reinforcement and brickwork.
It also covered cement work, doors and frames, ironmongery and metal work, plastering, plumbing, drainage and tiling.

The claimant hired a company from Mersing to take on the project as he knew the owner’s family and it had also undertaken a government building project.

Jamion made six payments via bank transfer to the respondent with the first payment of RM48,000 or 40% deposit on Nov 16, 2021.
“Works started on the same day I made the first payment with 10 workers on site,’’ said the claimant.

He made six payments totalling RM113,000 between February and October 2022.

Jamion said the second and sixth payments were progressive payments made based on the progress of the works.
“But, after the sixth payment, work stopped and some of the workers came to me and claimed that they had not been getting their wages,’’ he said.

He called and messaged the company’s owner many times but received no answer.

Jamion then filed a case with the tribunal, claiming RM50,000 compensation from the respondent for being irresponsible and leaving the project midway through.
“I had to fork out RM54,000 to hire another contractor to finish the remaining work. The project is still ongoing,’’ he said.

Tribunal president Mohd Zahirullah Mohd Taib ordered the respondent, who did not attend the hearing, to pay RM50,000 to the claimant within two weeks.

Those who need aid from the tribunal can call 07-227 1755/ 1766.

Some tips that may come in handy
In case you have, or are experiencing a similar situation and want to bring the matter to the Tribunal or Civil Court, keep in mind that you can only do so if the scammed amount does not exceed RM50,000.

Of course, if you have the budget, you can always hire a lawyer to help you through the case. Here are the places where you can bring your matters to, according to Jeanne:
National Consumer Complaints Centre (NCCC)
Ministry of Domestic Trade and Consumer Affairs
Malaysian Bar Council


In her FB post, Jeanne also provided a link that will allow users to check the background of contractors and see if they are registered under the Construction Industry Development Board (CIDB).
