Sorry to hear about your frustration because I was 1 of the forumer here recommending his work, which may have causes you to caward Yap as your contractor sad.gif

Of course he may have his side of story to say its my problem but I couldn't be bothered. Life is as such and I am gonna just go source for some other guys to do all the remaining work for me.

Btw just a note that Yap is actually looking at this forum pretty closely cause he responded to my feedback here via text. And of course chase me for the balance payment and saying words like in this incident we can't be friend anymore (is this a threat to me?). This is what happened when you complain but not like I care.

I made it clear to him that I will pay only when the other people finish off the job that I expected him to complete without much problem. Like it or not.

I wouldn't say he deliver 0 defect, but he is prompt enough to rectify the defect found. I guess I am easier to give in for such cases because I do believe nothing is perfect, the crucial part for me is more towards collaboration in fixing the defect. It is just like anything in the market, be it new house from branded premium developer, cars, appliances etc. But, you are not wrong per say because deliver with quality ain't the golden excuse either.

I see as 'not so right' to hold up someone payment because of defect. Do remember the differences between 'delivered with defec' t vs 'non delivered'.

Since you are engaging another contractor to complete some/unfinish work from Yap, I think it is better if you outline what is in/out from his defect liability. I have neighbour who engaged multiple contractors for 1 area of work, end up the defect/unfinish work left to no man's land.

Our toilet leaked once they fixed the sink, and his workers didn't even inform us even while we were on-site. We found out from management about this leak due to complaints from our downstairs neighbour. We had to follow up with him AND his workers to repair the leak and do our own water ponding test to check if it was fixed or not. He even told us another nonsense story about his supervisor left and he was so busy with other contracts he had.

When asked on the progress, he always said "don’t worry, small matter", for a work he promised to finish in 2 weeks, took more than a month and a lot of our own time to supervise- he never once came to supervise on his foreign workers, even after I asked him to check on the work done, as it was quite sloppy, he kept giving excuses to not come and check. He even said he thought we were not serious about the date that was discussed and agreed upon in the contract.

Worse is the lighting to our toilets, it was done in a really bad way, that the housing fell after a few months and we found out from another electrician that we engaged that the bulbs were not fixed and were free-hanging.

He is very condescending towards females, and will launch a tirade justifying why his workers haven’t finished the work within the deadline, but won’t address the actual issue with you, which is to ask his workers and supervisor to be on site and DO WORK! And by do work, I mean do QUALITY WORK, not sloppy work!

Towards the end, he instructed his workers to hide my house keys, and wanted us to pay in full asap (before inspecting) and launched a BS story about his deputy Chong stealing my keys, and he lodged a police report on his deputy. He STILL did not want to meet us to inspect the unit for defects together before we make the payment! Really a nightmare to hire Yap Peng Kim! Stay away from him at all cost! NEVER AGAIN  mad.gif !

A word of advice to the rest of you, please do remember to add in a clause in your renovation contract about penalty for late delivery of the property.

Maybe you should also include some pictures and chat history that you have went through with this contractor. I guess that is fair and we also hope the information shared within this sub forum are justified.
