To be honest I give up reading this thread because you get the real bad cases which you won't want to engage the contractors' service. The ones recommended here you never know if they are contractors disguise as customers and self recommended. Even in the real cases the persons did the recommendations may also have different expectations from you.

I would just ask around from friends or people that I know. At least they know my expectations.

Of course it's my choice. Don't you think it is risky to have "we never know he is good or bad until we deal with them" for major renovation?

For a quote of 120k if he still needs to charge 100 for itemized quotation ... I think if I were you I will ask him to stick his quotation up his a$$.

What does "most of his clients are professionals"? Hookers or working people? That doesn't mean anything as there are suckers everywhere.

120k u can hack almost your whole house and wet work.
