Is very normal like jalan sentul pasar few years back, full of lalang grass, squatters..have you been there recently? Huge changes, the road widen to 3 lines dual carriageway, McD drive thru, FamilyMart, Tealive, KFC, Pizza hut, Subway, Domino's, 7-11, speedmart, Penang line clear nasi kandar clinic etc

https://www.thestar.com.my/metro/metro-news...dents-in-sentul

The mou already signed with the residents for skyworld city redevelopment project right? Any update?

Glad to heard that, any other new project next to lrt station in KL area? Visited sri rampai lrt area, sunway avila, lexa, still feel that here more safer and closer to the station. http://www.dbkl.gov.my/klmycity2040/klsp2040/ where is the mrt station in latest kl 2040 city plan?

Im staying at Wangsa Maju currently. And ya, the Lexa, Avila area does seem a bit messy now due to all the rapid development around the area. So walkability may be an issue. But I don't think it feels unsafe. But I personally feel it's quite nice, if you like the Metropolitan/Mont Kiara-ish feel. But too many condos in one area for my liking.

And being a public transport user... I love the Kelana Jaya line (Putra LRT) but... By the time the train leaves Wangsa Maju from Gombak station, it's fully packed. Sri Rampai onwards, people can hardly board the train.

I know they are increasing the frequency of the trains and getting more coaches, but don't forget, Taman Melati has several projects coming up as well, further increasing the ridership of that particular line.

The Ampang Line (STAR LRT), truth be told, isn't exactly the most convenient. Have to change lines to get to most important areas like KLCC, KL sentral, Bangsar, Kerinchi.

I'm expecting that for rental market, SkyMeridien would be less sought after. I think people would still prefer to go for 1 direct line, without having to switch stations.

Here got an option to interchange with mrt or monorail, just 2 stations away, quite convenient, tr2 soft launch recently, the price for sm like a steal, alot cheaper, at least 20-30% cheaper

KJ Line (Putra) is one good example of many people living near or within the vicinity of the stations in that line itself. Sure it's convenient as it gets you to KL Sentral and KLCC, but what I don't get is if there are other lines (MRT and Ampang/Sri Petaling LRT) which can interchange with this particular line, shouldn't one be happy to be living near those stations?

Personally, I've gone through interchanges to the KJ Line (Putra), MRT (SBK) Line and even the Ampang/Sri Petaling Line (STAR) and didn't find it an issue. To me, as long as there's a decent public transit line close by, I'm happy with it. The only 2 lines I avoid are the KTM and Monorail due to how long the frequency is in between trains.

A lot of cities worldwide (e.g. Singapore, Tokyo, etc.) with established public transit lines already have multiple interchanges to 2 or more lines and no one there ever complained about it.

Ya, that's true. I believe sooner or later people will have to adjust to interchanging.

Looking how people are responding to the MRT lines, it is really positive. Kelana Jaya line is really overly packed. It's a matter of time where people will start accepting that interchange is normal.

When I was renting at Bandar Utama to get to work at KLCC, interchanging is fine. It doesn't take long, since the trains come so frequently.

But sakit hati man... From Sentul I wanted to take the train back to Wangsa, but the entire journey would require a journey to Masjid Jamek, change and U-Turn back to Wangsa Maju. In reality, Sentul and Wangsa Maju is so close.

Really hoping for the MRT circle line to come true to close the loop.

Important areas are subjective I suppose. To some people, Masjid Jamek, Bandaraya (jalan Tar area) and Sultan Ismail are hugely important areas...so it doesn't really factor what line is closest to you or which has the best stops, what's important is there is a presence of an established line that is ACTUALLY CLOSE to you.

The problem I have with all the Lexa, Ferra, Sinaran, Avila, etc is they are not close enough to their respective stations and/or not safe/conducive to walk because of traffic or distance tc but yet advertise it in such a way that the station waiting for them as soon as u step out (of course lar..need to sell..i understand but i feel sneaky la) Also on a density level I think that Lexa area is way too dense as these megaprojects are right next to each other. But as the saying goes..diff people diff priorities..buy the prop that ticks most of your boxes.

Yep... My friend almost bought Lexa until she went to site, and tried to walk to the station. She mentioned distance wasn't the issue. It was the construction, and lack of proper walkways.

I generally am willing to walk up to about 15 minutes.

Wangsa Maju Seksyen 2 Flats to Wangsa Maju Station takes about 10-15 minutes depends on how fast you walk.

Pelangi Utama Condo Block A to Bandar Utama MRT takes about 20 minutes.

Chan Sow Lin to IKEA Cheras takes about 20 minutes (this was before MRT was operational)

What do you guys think? How far/how long would you guys walk to get to a station?

Personally, nothing more than 500-600m walk without cover, which is 5-10 mins?

Much more bearable to walk in the morning or night when it's not too hot and I've seen groups of people walking from Sentul LRT to Tamarind/Saffron at night, which is 1km+..

He kept mentioning KLCC view for the 2 bedroom units. Do you think we'll get a KLCC view at Tower B? I know it's unobstructed, but the my sales agent kept saying NOT KLCC view. They market it as City view.

I probably think it's due to SkyCity. Could be that there's greater progress in relocating those PPR residents? hmm.gif

If it's true that SkyWorld will start developing those PPRs below this project soon, then there will be a slim chance of getting the KL view.

I recall from their brochure that the majority of the smaller units are located at the south for blocks A and B. Larger units, 3 bedders and above, are located at the north for those 2 same blocks facing the mountain range.

Yep. Type A (1 room) and Type B (2 rooms) face South towards KL city. Types C, D and E (3 rooms and above) facing North towards DUKE and mountain range.

I did think about it as well, as to why the smaller and cheaper units get the City view, but the bigger and more expensive units are highway facing.

Can just hope that whatever development they build in the future to the South will not be too high rise

In the earlier flyers, SkyWorld highlighted that SkyMeridien will be the first development in SkyCity and they put "SkyCity" on the map in fhe flyers. But in more recent flyers, they just put "Bandar Baru Sentul". When I ask the staff about the SkyCity status, they were hesitant to reply and not much info can be gathered...

Yes, it's SkyWorld's masterplan for that part of Bandar Baru Sentul which includes this project and the below PPR.

Last I read about the SkyCity masterplan is that the PPR folks are slowly being moved out.

I'm torn. On one hand, I'm quite happy with the surrounding being the way it is now. Squatters are not ideal, but they've been there a long time, and hasn't really caused any trouble for the area besides "looking bad".

PPRs there are quite stable as well, mostly local families staying there. Matured area, well maintained for PPRs.

On the other hand... It's will be good that the area develops. But not knowing exactly how it'll turn out to be seems scary. I really hope it doesn't turn out to be over congested, or that some towering building comes up in front of my unit.
